Jump right into researching local real estate agents to find someone with the right experience for your needs.

🗝 Before you plan to list
Consider getting a pre-sale home inspection to identify any problem areas, especially structural or mechanical issues that might need addressing to facilitate a sale. Leave enough time to schedule necessary repairs.

🗝 About a month before listing your home
Start working on staging and deep cleaning in preparation for taking photos.

So, why do pending home sales fall through? There are quite a few issues that can come up leading to a home going back on the market.

Here are 6 common reasons homes come back on the market:

✔️ The Home Didn’t Appraise
✔️ The Buyer’s Financing Was Denied
✔️ Buyer’s Remorse
✔️ Buyers Could Be Submitting Offers On Multiple Homes

Leaves begin to fall on your roof, lawn, front porch, and kill that curb appeal you once were so proud of. The trees surrounding your home begin to look scraggly and barren…

Here are my tips to get your home looking it’s best for the upcoming season!

1. Clean the roof and remove moss, leaves, and branches� (and don’t forget to clear out those gutters!)
2. Aerate the lawn and remove leaves
3. Cut back tree limbs and branches
4. Replace outdoor light bulbs if necessary

Being self-employed and wanting to buy a home can be tricky! Here are some ways to strengthen your pre-approval odds:

🗝 Establish a self-employment track record
🗝 Max out the credit score
🗝 Offer a large down payment
🗝 Pay off all consumer debt
🗝 Have significant cash reserves
🗝 Enlist a co-signer

Self-employed borrowers will have to provide more paperwork to document income when compared to traditional employees who can produce a W-2.

Making big updates to your home doesn’t always mean it’s going to sell faster. It also might not be the best choice for you. Let me explain…

When selling your home, it’s natural to want to squeeze every last dollar you can from the buyer. There’s nothing wrong with that, but if you’re spending a lot of money trying to update your home before you sell, you’re more than likely going to wind up losing money in the process or making less profit than you would if you made no updates at all.

There are little updates you can make that won’t set you back and might make your home sell faster, and there are big updates you can make that will set you back and help your home sell for more.

What it all comes down to is whether:

🔸You really need to distinguish your house from the competition or
🔸Your house is in such bad shape you’re having trouble getting it sold.

Before making any final decision, you should consult with your real estate agent. Your agent ( Me 👋) will have an insight knowledge of your local market, know what people are looking for, what’s turning the average buyer off, and what would add an extra 💵 to the value of your home.
