Who doesn’t love a linoleum floor? 🤪This laundry room straight from the 60s was updated with a fresh coat of paint and stylish mosaic tile floors. We also rearranged the washer dryer and cabinets to open up the space and make this more functional for future tenants.

Happy Friday! Is it weekend yet??For this rental property we were methodical in choosing colors that could sustain a lot of wear and tear with tenants while keeping the overall look clean. We brightened up the space with neutral wall colors, painted the fireplace and added a ton of recessed lights. Details 👇!

We ❤️ subway tile! Comes in a variety of sizes/colors and is so versatile (not to mention economical)👍 With each reno project we have used different variations of subway tile and each look is so distinct! What is your favorite?

Tub to shower conversion. 🛁➡️ 🚿 We love a good soak but sometimes it makes more sense to transform a tub space to an updated walk in shower. ☺️For this project we re-tiled the walls with a classic subway tile herringbone pattern (more to come on that!), added a shampoo niche, moved the drain, added a can light, updated fixtures and installed a glass wall. Materials used below!

: Bathtub Refinishing!
We’ve seen many tubs and bathrooms where the immediate reaction is to take it out. However to replace them can cost upwards of $1000 for the tub plus lots of scary things behind it! 😱One economical way to salvage a tub is to refinish it (also known as bathtub resurfacing, reglazing or re-enameling) which is half the cost and it looks brand new. Add in some new hardware new tiles and it looks amazing!

One of our favorite renovation updates and biggest impacts were painting the exterior of the house! The roof was replaced to a dark gray and with it we painted the trim, garage, and front door a dramatic black in SW Iron Ore.

Revealing our first BEFORE & AFTER! With a renovation timeline of 4 weeks, we did a complete transformation of this 3 bdr/2 bath 70s property to a contemporary look. When reimagining this space, we knew we wanted to keep the wood paneling as it added so much character to the place. With a lot of prep (sanding, refinishing, caulking) we painted the walls, leveled the ceiling and brought in more light, brightening up the overall space with new flooring and colors.
