Every time there’s a news segment about the housing market,
you've probably heard about the affordability challenges buyers are facing today. And while it’s true rates have risen dramatically, it’s important to remember they aren’t the only factor in the affordability equation.

1. Mortgage Rates
That increase in mortgage rates is impacting how much it costs to finance a home purchase, creating a challenge for many buyers that’s pricing some out of the market.

2. Home Prices
Now, we have a long way to go to get to more normal levels of home price appreciation, which is historically closer to 4%. When both mortgage rates and home prices are high, affordability and your purchasing power become a greater challenge.

3. Wages
The one big, positive component in the affordability equation is the increase in American wages.
So, when you think about affordability, remember the full picture includes more than just mortgage rates. Home prices and wages need to be factored in as well.

Higher prices and mortgage rates have reduced the number of buyers, and more homes have become available. As a result, Dallas housing market predictions for 2023 suggest that a cooling trend could be coming. It now seems possible, if not likely, that home prices in the DFW area will drop going into 2023.

According to the Realtor.com report, 27% of homes for sale during September in the DFW area had a price cut. Reductions increased by more than 16 percentage points year-over-year, offering further evidence of a cooldown.

These trends suggest that Dallas-area home buyers might have more negotiating leverage in 2023, compared to what we’ve seen over the past two years.

Dallas-Fort Worth is projected to be one of the top real estate markets in the country for investors in 2023.

Dallas rose to the second spot from last year's seventh-place rank, according to the newly released Emerging Trends in Real Estate report produced by the Urban Land Institute and PricewaterhouseCoopers.

The Dallas area also ranks sixth in homebuilding prospects next year. Investors are flocking to the Sun Belt markets, including Dallas, Austin, Houston and Atlanta, as opposed to the colder, more-established cities in the north. They aren't drawn to the warmer weather but to the population growth and lower housing prices.

Dallas, like other Sun Belt cities, has recovered faster after the height of the pandemic than other cities.
