Do you think a recession is coming? I want to know your thoughts?

Inflation and gas prices are rising... so if there is a recession coming I want you to keep a few things in mind when buying a home.

Right now people are overpaying for houses in order to get into the market - which also means that people are willing to accept a higher mortgage payment (sometimes 40-50% of their net income).

If a recession comes, and if that includes layoffs, that could mean that A LOT of people will not be able to make their mortgage payments. IF we see a recession next year (and layoffs) we could see record forclosures again.

Now this doesn't include everyone but during this time make sure you:

1.) Have 3-6 months of savings for emergencies. (highly recommend you don't use your entire savings to purchase a home)
2.)Try not to spend all of your disposable income on your mortgage payment. Do what is right for you, but also make sure you are ready for worst case scenario.

We can all agree that our money just doesn't have as much purchasing power as it use too, and it is good to keep this in mind when looking for a home.

Dallas County is experiencing growth as well. Market median home price is at $320,000 a 14.3% growth from last year. Homes are on the market an average of 29 days before they sell depending on price and location. Most desirable prices and locations will keep a property on the market for just a couple of days.

Tarrant County Housing market report is out. Home values have increased 21% over last year making the home median price around $320,000. Houses are on the market an average of 25 days before they sell (much less if theyโ€™re really desirable homes). Market is at the top - if youโ€™re looking to sell now would be the time ๐Ÿ™‚
