Big Changes (Again) at Preston & Royal β€” Where Do You Stand?
If you live in or near Preston Hollow, you've probably seen the yard signs. Here's where things actually stand on the proposed Preston & Royal redevelopment, as of late June:
The basics:

The 7-acre site at Preston & Royal β€” vacant/underused since the 2019 tornado β€” is the target of an $800M mixed-use proposal from Burk Interests and Greenway Investment Co.: a hotel/condo tower, a separate apartment tower, office space, restaurants, underground parking, and a half-acre public green space.

The number that keeps moving:

The towers started at 325 feet (28 stories). After months of community pushback, the latest plans show the condo/hotel tower at 299 feet (25 stories) and the apartment tower at 250 feet (21 stories). Current zoning caps the site at 54 feet β€” so even after four rounds of cuts, this is still a major ask.

The case for it:

The developer's own traffic study claims the project would generate fewer daily vehicle trips (~5,000) than if the corner redeveloped as retail under existing zoning (~9,435). They're also voluntarily building below what's allowed by-right under SB 840, which could permit up to 800 units here without any rezoning at all.

The case against it:

Preserve Preston Hollow, the neighborhood group formed specifically to fight this, has collected over 2,000 signatures opposing the height increase. Their position isn't anti-development β€” several leaders say they'd welcome a 4-5 story mixed-use project at the current 54-foot limit. The objection is scale, not use.

Why Realtors should care:

Projects like this reshape comps, buyer perception, and long-term demand for an entire corridor β€” whether or not they ever break ground. Even the threat of a precedent-setting rezoning changes how buyers think about nearby inventory.

38 homes closed in Lake Highlands this past month.

Here's what the data says:

- Median sale price: $660,750

- Median sale-to-list ratio: 98%

- Median days on market: 20 days

- Price range: $357K – $1.4M

Half of everything that sold went under contract in under three weeks, and sellers landed right around asking price β€” this isn't a market where buyers are getting big discounts. A few homes sat 90+ days; those were almost always priced or conditioned wrong, not the norm.

Right now: 145 active listings, 33 pending β€” solid inventory if you're shopping, but well-priced homes are still moving fast.

New to Dallas or just got the relocation memo? A few honest things to know before you pick a side of town.

DFW has been the #1 metro in the country for corporate headquarters relocations for seven years running β€” companies like Samsung (moving to Plano), Pudu Robotics (now in Richardson), and Goldman Sachs are bringing thousands of jobs into North Texas right now.

If your employer just handed you a relocation package, here's an unfiltered version of what nobody tells you upfront:

Richardson β€” close to the Telecom Corridor and UTD, good schools, more affordable than Plano/Frisco for similar square footage. Quietly one of the best value plays in North Dallas right now.

Lake Highlands β€” established neighborhoods, mature trees, strong RISD schools, walkable pockets near White Rock Lake. Popular with families trading up from smaller homes.

Casa Linda β€” quiet, residential, mostly single-family streets near White Rock Lake. Great if you want space and quiet without giving up proximity to the lake trail. Not the pick if you want to walk to dinner.

Lower Greenville β€” this is the walkable one. Restaurants, bars, coffee shops, a real neighborhood feel on foot. Older housing stock with character (and sometimes character-related repair surprises).

East Dallas (Munger Place, Hollywood Heights, Vickery Place) β€” historic homes, strong sense of community, close to both Lower Greenville and White Rock Lake.

A lot of character and a lot of charm, with the older-home tradeoffs that come with it.

One thing relocating families consistently underestimate: Dallas is car-dependent and toll roads add up fast β€” factor that into your "cost of living is so much cheaper here" math, because it's true, but not without an asterisk.
