🚩 Can I give y’all a little home-buying advice?
A lot of people spend so much time looking at the house that they forget to look at the neighborhood.
And trust me… once you move in, that’s when you find out all the things nobody told you. 😬
Here are a few things I tell my buyers in the DFW area to pay attention to before they make an offer:
1️⃣ Drive through in the evening
Don’t just come see the house at noon on a Saturday.
Come back around 6 or 7 PM when everybody is home.
If every curb is packed with cars, there’s probably a reason.
It could be extra vehicles, limited parking, rentals, or just a lot more activity than you realized.
Not necessarily bad—but you need to know what you’re getting into.
2️⃣ Look at the houses around it.
You’re not just buying the house.
You’re buying what you see every day when you pull into your driveway.
If several homes on the street have overgrown yards, broken fences, peeling paint, or deferred maintenance, pay attention.
One house may be an exception.
Five houses is usually a pattern.
3️⃣ Visit more than once
This is a big one.
Go by before work.
Go by after work.
Go by on a weekend.
That quiet little street you loved at 11 AM may be completely different during school drop-off or rush hour traffic.
4️⃣ Check what’s behind the house
I’ve had buyers fall in love with a house and never realize there was a busy road, apartment complex, or commercial property directly behind it.
Walk the property.
Look beyond the fence.
Think about what your view will be every day and what that might mean when it’s time to sell.
5️⃣ Listen
Seriously.
Turn the radio off.
Roll the windows down.
What do you hear?
Traffic?
Train?
Commercial trucks?
Dogs barking?
Those are the things that don’t show up in the listing photos.
And if you really want the truth…
Talk to the neighbors. 😂
They’ll tell you everything.

🏡 The house is what you’re buying.
❤️ The neighborhood is what you’re living in every single day.
Investigate. Investigate…
