Debunking Common Misconceptions:

Purchasing a home is a significant milestone, but it's often surrounded by a cloud of misconceptions that can mislead potential buyers. Let's take a closer look at some of these myths and set the record straight.

1. **Myth: You need a 20% downpayment**
While putting down 20% can help you avoid private mortgage insurance, many lenders offer loans with much lower down payment requirements. Options like FHA loans may require as little as 3.5%, making homeownership more accessible to first-time buyers.

2. **Myth: You need perfect credit to be approved**
Though good credit can help secure better loan terms, it's not the only factor lenders consider. There are loan programs designed for buyers with less-than-perfect credit, so it's worth exploring your options. There are programs available for credit scores as low as the 500’s.

3. **Myth: Waiting for rates to go down is best**
While interest rates may not be ideal at times, it is not always best to wait for them to come down. When rates drop, the number of buyers increases, leading to; more competition, higher home prices, and less negotiating power. You can always refinance your loan when the rates do begin to drop.

4. **Myth: You need to be debt free**
Although being debt free sounds amazing, it is not required. Lenders look at your DTI (Debt-to-income) Ratio as one determining factor for a loan. Anything under 35% DTI is a great number to strive for, but there are programs of up to 50% DTI.

5. **Myth: Your first home is your forever home**
Your first home is likely not going to be your forever home. The biggest house with the nicest finishes may be the most desirable, it isn’t necessary. In a few years you can use the equity from your first home to indulge in that dream house you’ve been eyeing.
