A beautiful home can check every box—but the lot itself can make just as much of a difference.

When I’m helping buyers evaluate a property, I’m looking beyond the finishes and square footage. How does the home sit compared to neighboring properties? Where does the afternoon sun hit? Does the backyard actually feel private? Is there room for the way you want to use the property? Are there drainage, traffic, or future-development considerations that could affect your experience later?

These are details that can be easy to overlook during a showing, but they can have a major impact on how much you enjoy a home—and how desirable it may be when it’s time to sell.

The right house matters. The right house on the right lot is even better.

A great view can sell a home in seconds—but before you pay a premium for it, make sure you know what you’re actually buying.

One of the biggest misconceptions buyers can make is assuming the scenery they see during a showing will always stay exactly the same. That open space next door could eventually be developed. A skyline could change. Lake access may come with restrictions. Even a peaceful golf course setting can bring considerations that aren’t obvious during a 30-minute tour.

When a view is a major part of a home’s value, I want my buyers asking deeper questions: Who owns the land? What are the development rights? Are there easements or restrictions? Is the view protected? And what could realistically change five or ten years from now?

The goal isn’t to talk yourself out of the view—it’s to make sure the premium you’re paying makes sense.

Because sometimes the best luxury isn’t simply having the view. It’s knowing what’s behind it.
