Friendly reminder to change your HVAC air filter if you haven't done so in a while. I did an inspection recently and the HVAC filter was filthy. There was a new one in the attic so you can see the difference between the dirty one and the new one. Dirty filters can reduce air flow and cause your HVAC system to work harder. This can ultimately cause your HVAC system to fail. It's easy to change and can save you $$.

Inspected a flipped house in Carrollton today. The house was advertised as having a "new ac system". The outside AC unit was new but the interior evaporator coil unit was from 2004. As you can see from the photo, the coils on the evaporator unit were pretty disgusting. Looks like this unit has not been cleaned in several years. Be careful with flipped houses.

Inspected a house with a pier & beam foundation yesterday. When I went into the crawlspace I found the drain pipe for one of the bath tubs was disconnected and leaking water into the crawlspace. It may not be fun crawling under a house but its super important.

After the record rainfall on Monday, I inspected a house on Tuesday and discovered some major drainage issues that led to water entering the house. The backyard is higher than the house and had a negative slope and poor drainage which all contributed to this problem. Water entered in from the back of the house and ran all the way out through the front of the house. The laminate wood floors were completely ruined. My clients decided to not buy this property.…probably a good choice since the sellers (flippers) were unwilling to address this issue.
