An outdoor fireplace can be a great feature on a patio, but its installation still needs to be inspected carefully.

In this video, Keith Boggs of Stonebriar Property Inspections examines an outdoor fireplace and points out a problem with the location of the fresh-air intake openings.

Fresh-air intakes provide combustion air for fireplaces, and their location is important. During this inspection, Keith found that the fresh-air intakes were positioned too high in relation to the top of the fireplace firebox.

This is a great example of why a professional home inspection involves more than simply looking for visible damage. Inspectors need to understand how components are installed and identify conditions that may affect the safe operation of a home’s systems.

Home Inspection Tip: This Shower Grout Problem Is Easy to Miss!

A shower may look perfectly fine at first glance, but there are details that a careful home inspector needs to examine.

In this video, Keith Boggs of Stonebriar Property Inspections points out separation of grout in a shower and explains an important issue involving changes of plane.

Where surfaces meet at a change of plane, such as the corners of a shower, the joint should be properly sealed. Grout is not the appropriate material for every one of these joints. Separation, cracking, or missing sealant can create an opportunity for water to get behind the finished surface.

This is an area where attention to detail matters. Keith says this is a problem that many home inspectors miss during inspections.

If you’re buying a home, don’t assume that a nice-looking tile shower means everything is properly installed. A professional home inspection should include a close examination of showers and other areas where water is present.

Foggy Windows Are a Warning Sign! How Home Inspectors Spot a Failed Window

Is there condensation or fogging between the panes of your windows? It could be a sign that the window has failed.

When the seal between the panes of an insulated glass window fails, moisture can enter the space between the panes. The result is often the familiar foggy or cloudy appearance you see in this video.

The EPA no longer sets a “safe” amount of lead dust. Since January, any reportable level is considered a hazard.

That matters in DFW, where many older homes may still contain lead-based paint. Texas does not require lead testing during a standard home inspection, so buyers and sellers of pre-1978 homes need to take the extra step.
