The inspection report came back with $66,826 in repair requests. 😬

Our sellers had a buyer who, after the inspection, came back with three major items: a roof that needed replacement, degraded cast-iron sewer lines, and rodent activity in the attic and insulation. Nearly $67,000 in requests. Not exactly the news anyone wants to hear after going under contract.

Here’s the thing about inspection negotiations: the number on the report is rarely the number you end up at. That’s not spin, that’s strategy.

Our agent went to work. Armed with contractor knowledge, market data, and a clear understanding of what was reasonable versus what was inflated, we negotiated that $66,826 request down to $25,000.

The deal stayed together. The sellers saved over $41,000. And everyone got to the closing table. ✅

What sellers need to know:
Inspection negotiations are among the most high-stakes moments in any real estate transaction, and they are one of the most mishandled. A few things that matter:

🔑 Not every request is valid.
