Mortgage bonds are getting HAMMERED. 😵‍💫

The 10-year Treasury just pushed into territory we haven’t seen since 2007.

Mortgage rates? They’re feeling every bit of it.

So why am I still saying there may be a buying opportunity right now?

Because a bad rate market can create a really good negotiation market.

When rates jump, buyers retreat.
And when buyers retreat, leverage shifts.

🏡 Homes sit longer.
💰 Price reductions happen.
🤝 Sellers become more willing to negotiate.
💵 Closing-cost concessions become easier to ask for.
🔥 And suddenly you’re not fighting 12 other buyers for the same house.

I am not a realtor, but this is what I am seeing day over day and its important that sellers start to understand that THIS market is shifting fast.

If you want to MOVE your home in this market, you have to acknowledge the reality of THIS market.

Buyers are looking at higher payments. They have more choices, and they're going to be more selective.

That means the days of throwing a price on a house based on what your neighbor got two years ago and expecting buyers to line up may be a lot harder to come by than before.

Price matters. Condition matters. Concessions matter.

A seller who understands today's buyer may have a much better chance of getting their home SOLD.

Remember 2020–2021?

Everybody wants those rates back.

But apparently we've forgotten what came WITH them.

Multiple offers.
Over asking.
Appraisal gaps.
Waived inspections.
Almost ZERO negotiating power.
Cheap money didn't always mean a cheap house.
Today?

The RATE may not be ideal.
But the DEAL may be better.

If rates improve in the future, you may have an opportunity to refinance if you qualify and the numbers make sense.

But you can't go back and renegotiate what you paid for the house.
You can't go back and ask the seller for $10,000 in concessions.

And you can't recreate the leverage you had because other buyers were too nervous to enter the market.

Am I saying everyone should run out and buy a house today?

No.

I'm saying stop looking at the interest rate in isolation.

The question isn't simply:

“What's the rate?”

It's:

“What can I negotiate TODAY that I couldn't negotiate when everyone else wanted the same house?”

Because sometimes the market that feels the worst is the market where a prepared buyer has the most leverage.

Rates matter. Strategy matters. Timing matters.

If you’re a buyer, real estate agent, or builder dealing with a mortgage that suddenly feels like it may not make it to the closing table, don’t wait until the deal is completely dead to ask for a second opinion.

Maybe underwriting uncovered an issue.

Maybe the loan program no longer works.

Maybe income was calculated differently than expected.

Maybe you’re suddenly hearing, “We’re not sure we can get this closed.”

That doesn’t always mean there isn’t another path.

Send us what you’ve already packaged for the current lender and let us take a second look.

We have access to a wide range of loan programs and lending options, and sometimes a different program, different guideline, or different way of structuring the loan can make all the difference.

And when time matters, we know how to move. We’ve closed loans in two weeks or less in some circumstances, depending on the loan and how complete the file is.

If you have it listed and it doesn’t sell, be careful with your list price. List it for what you genuinely believe it’s worth, and think twice before repeatedly lowering the price just because it sits.
