U.S. Cities With Newer Luxury Homes Priced Below $1 Million in 2026
One of the fascinating dynamics I’ve observed in U.S. luxury real estate is how dramatically the market shifts by region. While coastal cities are known for older, smaller luxury homes with steep price tags, many Sun Belt and Midwest cities are charting a different course. In these markets, it’s possible to find newer, larger luxury homes—typically built between 2008 and 2013—often priced below $1 million, with a range of $750,000 to $994,000. As someone who leads The Global Group at REMAX Select/Dallas Suburbs and helps clients connect with opportunities both locally and internationally, I see this trend resonate particularly in areas like Dallas, Plano, and Fort Worth. Understanding these regional contrasts is essential for buyers seeking value, space, and modern amenities in their next home.

Millennial Homebuyers Swarm Dallas, Turning Starter Homes Into Hot Commodities
The Dallas real estate landscape is experiencing a remarkable shift: millennial homeownership has surged by 96.9% from 2018 to 2023, and now nearly half of local millennial households own their homes. This influx is making starter homes exceptionally competitive, with listings down 4.4% and median prices hovering close to $440,000. Factors like growing incomes, the rise of remote work, and more accessible rental markets are creating new opportunities—and challenges—for buyers and sellers alike. Drawing on decades of experience guiding clients through these evolving dynamics in Dallas and beyond, I’ve seen firsthand how a deep understanding of local trends, paired with a global perspective, can make all the difference in this fast-moving market.

Dallas ranks among 15 hottest U.S. metros for millennial homebuyers
As someone deeply invested in the Dallas-Fort Worth real estate landscape, I find it remarkable to see Dallas ranked among the 15 hottest U.S. metros for millennial homebuyers. From 2018 to 2023, millennial homeownership in Dallas surged by an impressive 96.9%, now reaching 47%. At the same time, millennial renters grew by 9%. For context, the nationwide increase in millennial homeowners was 74% during this period. While Gen Z homeownership in Dallas-Fort Worth is still emerging at 12%, these figures highlight the region’s strong appeal to younger buyers. With over two decades of experience guiding clients through both local and international markets, I’ve witnessed firsthand how Dallas continues to attract and empower the next generation of homeowners.

Texas Draws $4.8B in International Home Buys
International buyers continue to see opportunity in Texas real estate, with $4.8B invested in Texas homes and nearly 7,800 properties purchased over the past year. What stands out to me is that, while overall U.S. international transactions slowed, Texas saw a 4% uptick—underscoring the region’s enduring appeal. The median price paid by these buyers was $375,000, noticeably higher than the statewide median of $334,000, and their purchases made up about 2% of all existing-home sales in Texas, outpacing the national share.

Mexico led with approximately 35% of these buyers, followed by India at 14% and China at 9%—a reminder of the diverse global interests converging in our market. Affordability remains a powerful driver: nearly 60% of international clients chose suburban communities, 80% opted for detached homes, and around 40% paid in cash.

As someone who has guided clients through both local and cross-border transactions for over two decades, I see these trends reflected daily in Dallas and across the state. Texas now accounts for roughly 12% of all U.S. foreign home purchases, holding its place as a top destination even as new restrictions introduce added complexity. With deep roots in the Dallas-Fort Worth area and global connections, I’m passionate about helping clients navigate these evolving dynamics with confidence and expertise.

Dallas Homes Selling Below Asking
In today’s Dallas market, buyers have found themselves with more negotiating power than we’ve seen in recent years. Recent data places Dallas among the top ten U.S. cities for average discounts, with homes selling for about 3% below asking price—landing us sixth on the list. This shift reflects a broader trend across the South, where buyers in many cities are finalizing purchases at 2% to 3% under list price. For my local and international clients, this means there is meaningful room to negotiate, and sellers are increasingly open to offers that don’t quite meet their initial expectations. As someone who has guided clients through countless market cycles here in DFW and abroad, I recognize that understanding these nuances—where Dallas sits right in the middle of the discount spectrum—can make all the difference when structuring a successful deal. Whether you’re buying or selling, having insight into these local patterns helps ensure you’re making strategic decisions in a dynamic environment.
