SOLD- This one defines our experiences YTD with the 2026 Market. Worth a read if you plan on buying or selling any time soon!
Backstory- the home had been listed on and off for a year before we took over at the end of July. It's a beautiful home, in a desirable area had been listed at a fair market price.
Confirmations-
1. Marketing and Follow up are non-negotiables. Throwing all irons at it was key. We did consistent Open Houses (they work), marketed across social media and email, and detailed follow up. Guess what, a little good old fashioned elbow grease got the job done.
2. Homes are taking longer to sell. 60 days+ is not abnormal, EVEN for homes that have everything going for them.
3. Move-in-ready and well-maintained continue to be valued and the money you spend getting yours ready to sell, will save you in the end. This seller had their home looking its best!
4. Even great homes get stigmas by sitting on the market. As the selling agent, you really have to know what your home is worth so that you can fight for that through the process.
5. If homes don't go under contract in the first couple of weeks, you probably aren't getting a full price offer. Buyers perceive that the market is far more lopsided than it is, and as a seller, you can't get offended at a low offer. Most of the time, you can work those offers to something acceptable.
At the end of the day, the seller did not get asking price because of it's history on the market. However we did accept and close an offer that was solid on price, timing and all other terms, and in the end, we believe our clients are happy to be moving on to life's next chapter!
