🚨 NAR's chief economist just said the median home price could hit ONE. MILLION. DOLLARS. In 25 years. 😳
So... anyone else suddenly feel like buying today is basically a bargain? 🤔
📉 In 1990, the median home was $90K. San Francisco (the most "who could ever afford this" city in America) was $250K.
📈 Today? National median is around $430K. Those 1990 SF buyers are sitting on some serious equity right now. 💰
At this rate, your future kid might need a mortgage just to rent a studio apartment. 🏢😅
Meanwhile, home values are climbing about 4% a year 📊 that's real wealth stacking up for owners... while renters are, in the words of the actual chief economist, "spinning their wheels." 🎡
And before you say "I can't afford 20% down" 🙅 nobody's asking you to. Most first time buyers last year put down just 10%.

🚨 Big changes are here for Texas homebuyers! 🏡
As of August 2024, new rules stemming from the NAR settlement have transformed how buyer's agents get paid. 💰
Previously, sellers typically offered a commission split that covered the buyer's agent, and buyers rarely had to think about it. Not anymore. 🙅‍♀️
Now, buyers must sign a written Buyer Representation Agreement BEFORE touring homes 📝 outlining exactly how much their agent will be paid. And that compensation can no longer be advertised on the MLS. ❌
Sellers can still choose to offer compensation to the buyer's agent, but it must be negotiated directly, not listed on the MLS. 🤝
The bottom line? 👇 Buyers need to have the money conversation upfront. Know what your agent charges, get it in writing ✍️, and factor that into your budget before you start your home search. 🔑
