The broader housing market (especially mid-to-lower price segments) is typically more affected by interest rates, i.e. affordability, while higher-price sales are more influenced by stock markets, i.e. changes in household wealth.

🔹Inflation is showing signs of easing but still not quite low enough for the Fed to start cutting rates. The Fed kept its benchmark rate unchanged and interest rates remained below 7%. Affordability pressures remain high but haven’t worsened significantly. ➡️ 1st chart
