A little extra space can mean a lot more to today’s buyers.

Multi-generational living is on the rise, and Texas is part of that trend. According to USAFacts, 5.9% of Texas households include three or more generations living under one roof.

That means homes with flexible layouts, guest suites, second kitchens, private entrances, or extra living areas may be especially appealing to a growing group of buyers.

And the demand is showing up in the numbers. Realtor.com found that multi-generational homes received 13.5% more online views than standard homes, and even when comparing homes of a similar size, they commanded a 22% higher price per square foot.

The takeaway? That bonus room, finished basement, or separate living space may be more valuable than you realize.

Texas isn’t just growing. It could become the most populous state in America. 🤠

New population projections from the University of Virginia’s Weldon Cooper Center estimate that Texas could reach approximately 41.2 million residents by 2050, surpassing California, which is projected at about 38.6 million.

And Dallas is already seeing that growth firsthand.

The Dallas-Fort Worth metro reached approximately 8.5 million residents in 2025, up 11% since 2020. Over that five-year period, DFW gained roughly 270,000 residents through domestic migration, more than any other U.S. metro.

Even more telling? Four of the five fastest-growing U.S. cities with populations over 20,000 in 2025 were located in the Dallas-Fort Worth suburbs, with Celina ranking #1 nationally.

For real estate, growth on this scale matters. More residents means changing housing needs, expanding communities, new development, and continued evolution across North Texas.

The question isn’t only where Texas is headed by 2050.

It’s where the next wave of growth will happen around Dallas, and what that means for where you buy today.

One of my favorite signs that fall is coming to Dallas: Big Tex is getting ready to say “Howdy, Folks!” again.

The State Fair of Texas returns to Fair Park September 25 through October 18, bringing 24 days of rides, live music, football, the Texas Auto Show, rodeos, and, of course, more fried food than anyone should reasonably attempt in one afternoon.

This year is a special one. The Fair is celebrating 140 years with the theme “Stars, Stripes, and Howdies!” And Big Tex is getting in on it too, debuting a brand-new pair of custom Lucchese boots.

It’s one of those Dallas traditions that never really gets old.

My question is: what’s your first stop at the Fair? Fletcher’s corny dog, the Midway, Big Tex, or something else?

Dallas continues to give the next generation of homeowners plenty of reasons to put down roots.

A new national housing analysis ranked Dallas No. 15 among the U.S. metro areas with the largest growth in millennial homeowners. Between 2018 and 2023, the number of millennial-owned households in the Dallas area increased by nearly 97%, growing from approximately 229,500 to more than 451,800.

Today, about 47% of millennials across the Dallas area own their homes.

It is not difficult to understand the appeal. Dallas offers a strong job market, a wide variety of neighborhoods, and housing options that can accommodate different lifestyles and stages of life.

For millennial buyers, purchasing a home is not simply about reaching a milestone. It is about finding stability, building equity, and choosing a community that supports the life they want to create.
