It's bit mind blowing that I've known Lung since 2008, nearly 20 years ago! Fun fact about him, he's an avid runner so if anyone is looking for running motivation hit him up!

April was a great month filled with both refinance and purchase closings, and I couldn’t be more grateful. It was especially meaningful to be able to attend each purchase closing and capture those special moments with my amazing clients.

A huge thank you to my clients for trusting me throughout the process, and to the realtors who helped make every transaction smooth and seamless. Buying or refinancing a home is a big milestone, and it’s always an honor to celebrate alongside you.

Cabo with the wife this last weekend. This was a honeymoon tiered trip and it was a company trip! Thank you Khai Nguyen and AML. Thank you not just for the generosity but for building the company culture into what it is. I'm grateful that there's a company that recognizes and appreciates hard work. I've always knew that this role was more than a job it's a career. Now it's involved into a lifestyle. I'm glad that my fellow coworkers are part journey. We often fixate on clients, partners, and the work. This was a chance for us to celebrate our wins throughout this journey.

I'm still part of the presidents club even though I fell short of the Top 10 spot. This goes to show how amazing my coworkers are. It's also a challenge for me to step it up! Not as a flash in the pan but to systematic perform at a higher level. Thank you AML fam for putting in the work, showing us what's possible, and raising the bar. Cheers to many more.

The first rate cut of 2025 was both well-telegraphed by the Fed, and anticipated by the markets. Average mortgage rates are at their lowest levels in a year, and are only 25 basis points (0.25%) from being at their lowest levels in 3 years! Summer may be over, but these lower mortgage rates are definitely heating up transaction activity.

Mortgage rates are trending lower, a Fed rate cut is highly likely in September, home prices are falling (modestly) in many markets, and buyers are regaining negotiating power. It’s still tough out there for buyers, but affordability is certainly improving at the margin.
