This Thankful Thursday, I'm thinking about Charlene and her family.

Relocating across the country is no small thing — new city, new community, and in their case, a brand-new build on top of it all. Getting to walk alongside them through the research, the showings, and the negotiations with their builder was a privilege, and hearing that they're settled and loving life in Denton is the best outcome I could ask for.

Reviews like this one are a good reminder of why I do this work — and today, I'm simply grateful. Thank you, Charlene, for trusting me with such an important chapter.

A quick pulse check on the market — because the numbers behind the headlines are worth understanding, not fearing.

Across the areas I work most, May painted a nuanced picture. Denton County's median climbed modestly to $470,000, up 3% from last year, with 1,285 homes sold and days on market sitting at 53 — a measured, steady pace. Collin County told a softer story, with the median coming in at $454,990 — down 8% — and homes averaging 62 days before closing. Flower Mound was a quiet bright spot: 106 homes sold, a median of $630,000, and days on market actually ticked down slightly to 24. Colleyville moved quickly too, with homes averaging just 23 days on market and a median holding just above $1 million.

What I take from all of this: the market is giving buyers more room to breathe and think, while sellers who are priced honestly and prepared well are still finding their people. That balance — when it's handled with care — is actually a healthy place for everyone.

Worth saying clearly: these figures cover broad areas. Your neighborhood, your home, your timing may tell a completely different story. This week I'm grateful to serve a region that keeps earning its reputation — not just in my conversations with clients, but in the data.

The 2026 SafeWise report ranked five DFW-area cities in Texas's top 10 safest cities — Trophy Club at No. 1, Parker at No. 2, Melissa at No. 4, Murphy at No. 7, and Colleyville at No. 9. That's five of the top ten spots held by our own backyard.

And it's not a one-time thing. Arlington and Fort Worth landed top-10 spots on a ranking of America's safest large cities last fall, and SmartAsset ranked Frisco and McKinney among the nation's safest suburbs in 2025.

When clients ask me why I'm so bullish on North Texas, this is part of the answer. Safe communities, strong schools, and people who show up for each other — that's what makes a place worth putting roots down in. Grateful to help folks find their place in it every single day. 🙏

Memorial Day has a way of putting everything else into proper perspective. The clients I have the privilege of serving, and the neighborhoods we work in every day across North Texas, only exist because of real sacrifice. We can live our lives in peace because of all the service members who have literally given their lives for this nation. We experience the unprecedented benefits that they secured for us. The Denton County market is continuing to cool and settle into a more balanced pace, which can be a healthy thing for both buyers and sellers.

For buyers, more inventory can mean more choices, a little more breathing room, and better opportunities to make a thoughtful decision. For sellers, it means strategy matters. Pricing correctly, preparing the home well, and marketing it with the right local insight can make a meaningful difference in how a property performs.

As always, real estate is very specific. What is true in one Denton County neighborhood — or for one particular home — may not be true for another just a few streets over. Condition, updates, layout, pricing, location, and buyer demand all matter.

The older I get, the more I realize how much of life is shaped by the people who quietly hold everything together.

Mothers have a way of teaching resilience, kindness, patience, and perspective — often without ever asking for recognition in return.

Today feels like a good reminder to slow down and appreciate the women who have helped guide us, support us, and love us through every season of life.
