There was an article in AAA that sounded like a fun idea —

A three-day weekend in and around Dallas.

I changed a few of the stops to places I’d probably suggest myself.

Day 1 — Frisco / Plano / McKinney
• The Star — Dallas Cowboys headquarters and practice facility, with tours, restaurants and shops.

𝟐 𝐑𝐞𝐬𝐭𝐚𝐮𝐫𝐚𝐧𝐭𝐬 | 𝐃𝐚𝐥𝐥𝐚𝐬 𝐎𝐫𝐢𝐠𝐢𝐧𝐚𝐥 & 𝐌𝐢𝐜𝐡𝐞𝐥𝐢𝐧 𝐒𝐭𝐚𝐫 𝐁𝐁𝐐

#1 𝐍𝐞𝐢𝐦𝐚𝐧 𝐌𝐚𝐫𝐜𝐮𝐬 has been part of Dallas since 1907, and one of the best-known pieces of the old downtown flagship is getting a new home.
𝐓𝐡𝐞 𝐙𝐨𝐝𝐢𝐚𝐜 𝐑𝐨𝐨𝐦 opened on the sixth floor of the Main Street store in 1953. For generations of Dallas families, lunch there meant the turquoise room, chicken broth, popovers with strawberry butter and dishes associated with Stanley Marcus and Helen Corbitt, the celebrated chef he recruited to Neiman Marcus in 1955 to lead its food service. When the downtown flagship closed Sept. 30, it looked like another piece of old Dallas might disappear with it.
Instead, the Zodiac Room 𝐰𝐢𝐥𝐥 𝐫𝐞𝐨𝐩𝐞𝐧 𝐚𝐭 𝐍𝐞𝐢𝐦𝐚𝐧 𝐌𝐚𝐫𝐜𝐮𝐬 𝐍𝐨𝐫𝐭𝐡𝐏𝐚𝐫𝐤 𝐨𝐧 𝐍𝐨𝐯. 𝟐𝟎. The new restaurant will incorporate some of the downtown design, along with familiar menu items including the popovers, chicken broth, Stanley Marcus pot roast and mandarin orange soufflé. 𝐓𝐡𝐞 𝐛𝐫𝐢𝐝𝐚𝐥 𝐬𝐚𝐥𝐨𝐧 𝐚𝐧𝐝 𝐨𝐭𝐡𝐞𝐫 𝐭𝐫𝐚𝐝𝐢𝐭𝐢𝐨𝐧𝐬 𝐟𝐫𝐨𝐦 𝐝𝐨𝐰𝐧𝐭𝐨𝐰𝐧 𝐚𝐫𝐞 𝐚𝐥𝐬𝐨 𝐛𝐞𝐢𝐧𝐠 𝐜𝐚𝐫𝐫𝐢𝐞𝐝 𝐟𝐨𝐫𝐰𝐚𝐫𝐝 𝐚𝐭 𝐍𝐨𝐫𝐭𝐡𝐏𝐚𝐫𝐤.

And Fort Worth has a pretty good restaurant story of its own this week.

#2 𝐆𝐨𝐥𝐝𝐞𝐞’𝐬 𝐁𝐚𝐫-𝐁-𝐐 𝐡𝐚𝐬 𝐞𝐚𝐫𝐧𝐞𝐝 𝐢𝐭𝐬 𝐟𝐢𝐫𝐬𝐭 𝐌𝐢𝐜𝐡𝐞𝐥𝐢𝐧 𝐬𝐭𝐚𝐫, moving up from Bib Gourmand status. Five childhood friends from Arlington opened it in 2020, and it has become one of the most talked-about barbecue spots in Texas. Michelin specifically praised the brisket, cooked low and slow over local post oak, along with the pork ribs, jalapeño-cheddar sausage and the care they put into the sides.
𝐆𝐨𝐥𝐝𝐞𝐞’𝐬 is now one of only three Michelin-starred restaurants in North Texas, along with 𝐓𝐚𝐭𝐬𝐮 𝐃𝐚𝐥𝐥𝐚𝐬 𝐚𝐧𝐝 𝐌𝐚𝐦𝐚𝐧𝐢.

One is a Dallas institution carrying some of its history forward. The other is five local friends building something new that has already earned national recognition.

Culturalyst Dallas launched this week through TACA and the City of Dallas Office of Arts and Culture. It brings performances, exhibits, artist profiles and other arts opportunities together in one free online hub.

More than 200 artists and 77 organizations are already represented, with plans to expand farther across North Texas.

Dallas has a tremendous arts community, but unless you already know where to look, a lot of it can be easy to miss. I like anything that makes the city easier to explore — especially for people who are new here.

𝐊𝐞𝐧 𝐆𝐫𝐢𝐟𝐟𝐢𝐧 𝐢𝐬 𝐠𝐢𝐯𝐢𝐧𝐠 $𝟑 𝐛𝐢𝐥𝐥𝐢𝐨𝐧 𝐭𝐨 𝐂𝐚𝐫𝐧𝐞𝐠𝐢𝐞 𝐌𝐞𝐥𝐥𝐨𝐧 𝐔𝐧𝐢𝐯𝐞𝐫𝐬𝐢𝐭𝐲 — 𝐫𝐨𝐮𝐠𝐡𝐥𝐲 𝟓.𝟐% 𝐨𝐟 𝐡𝐢𝐬 𝐞𝐬𝐭𝐢𝐦𝐚𝐭𝐞𝐝 𝐧𝐞𝐭 𝐰𝐨𝐫𝐭𝐡.

Two billion dollars will build a new campus in Miami and another $1 billion will go to Carnegie Mellon’s Pittsburgh campus. It is the 𝐥𝐚𝐫𝐠𝐞𝐬𝐭 𝐬𝐢𝐧𝐠𝐥𝐞 𝐠𝐢𝐟𝐭 𝐭𝐨 𝐡𝐢𝐠𝐡𝐞𝐫 𝐞𝐝𝐮𝐜𝐚𝐭𝐢𝐨𝐧 𝐢𝐧 𝐔.𝐒. 𝐡𝐢𝐬𝐭𝐨𝐫𝐲.

At this level of wealth, the thought process for 𝐩𝐨𝐫𝐭𝐟𝐨𝐥𝐢𝐨 𝐝𝐞𝐜𝐢𝐬𝐢𝐨𝐧𝐬 𝐚𝐧𝐝 𝐥𝐞𝐠𝐚𝐜𝐲 𝐝𝐞𝐜𝐢𝐬𝐢𝐨𝐧𝐬 tend to merge together a little. Where does the capital go? How long will the impact last? Can the result actually be measured? Those are questions that families, foundations and the people advising them increasingly have to think through.

Naturally, 𝐈 𝐥𝐨𝐨𝐤 𝐚𝐭 𝐬𝐨𝐦𝐞 𝐨𝐟 𝐭𝐡𝐢𝐬 𝐭𝐡𝐫𝐨𝐮𝐠𝐡 𝐚 𝐡𝐨𝐮𝐬𝐢𝐧𝐠 𝐥𝐞𝐧𝐬. Three billion dollars could finance thousands of homes, mortgage-rate assistance or revolving housing funds where repayments help finance the next group of homes. There are probably far more creative ways to bring private capital into housing than we currently use.

Griffin chose education, and the scale of what Carnegie Mellon will be able to build is extraordinary. 𝐓𝐡𝐢𝐬 𝐛𝐫𝐨𝐚𝐝𝐞𝐫 𝐢𝐝𝐞𝐚 𝐢𝐬 𝐢𝐧𝐭𝐞𝐫𝐞𝐬𝐭𝐢𝐧𝐠 𝐭𝐡𝐨𝐮𝐠𝐡: very large pools of private wealth can create something permanent when the capital is directed with a clear purpose.

McDonald's and Prada

It’s a bit ironic that 𝐌𝐜𝐃𝐨𝐧𝐚𝐥𝐝’𝐬, 𝐁𝐮𝐫𝐠𝐞𝐫 𝐊𝐢𝐧𝐠 and others have spent years putting kiosks, apps and automation between the customer and the employee. Now McDonald’s is retraining more than two million people around hospitality and human interaction. (WSJ)

At the opposite end of the market, 𝐏𝐫𝐚𝐝𝐚 𝐡𝐚𝐬 𝐫𝐞𝐛𝐮𝐢𝐥𝐭 𝐢𝐭𝐬 𝐌𝐢𝐥𝐚𝐧 𝐟𝐥𝐚𝐠𝐬𝐡𝐢𝐩 with private shopping areas, an apartment for events, exhibits, food and places designed to give its customers an experience that involves actually spending time with people. (Reuters)

We’ve 𝐬𝐩𝐞𝐧𝐭 𝐲𝐞𝐚𝐫𝐬 𝐚𝐬𝐬𝐮𝐦𝐢𝐧𝐠 𝐜𝐨𝐧𝐯𝐞𝐧𝐢𝐞𝐧𝐜𝐞 would win every time. There are plenty of things technology does faster and better, but there comes a point where assisted becomes impersonal.

Vinyl is still growing, and even CD sales have jumped again. Younger people are discovering a lot of the music many of us grew up with.

I saw a guy in a Journey T-shirt recently and commented on it. He just looked at me and said, “Steve Perry.”

No explanation needed. We both smiled.

There is an extraordinary amount of development packed into 𝐨𝐧𝐞 𝐬𝐡𝐨𝐫𝐭 𝐬𝐭𝐫𝐞𝐭𝐜𝐡 𝐨𝐟 𝐍𝐨𝐫𝐭𝐡 𝐓𝐞𝐱𝐚𝐬.

About $𝟐𝟎 𝐛𝐢𝐥𝐥𝐢𝐨𝐧 𝐢𝐧 𝐩𝐫𝐨𝐣𝐞𝐜𝐭𝐬 is underway or planned along roughly 4.5 miles of SH 121 through Allen and McKinney. Sloan Corners alone is envisioned as a $𝟐 𝐛𝐢𝐥𝐥𝐢𝐨𝐧 𝐝𝐞𝐯𝐞𝐥𝐨𝐩𝐦𝐞𝐧𝐭 𝐰𝐢𝐭𝐡 𝐨𝐟𝐟𝐢𝐜𝐞𝐬, 𝐡𝐨𝐦𝐞𝐬, 𝐫𝐞𝐬𝐭𝐚𝐮𝐫𝐚𝐧𝐭𝐬, 𝐫𝐞𝐭𝐚𝐢𝐥 𝐚𝐧𝐝 𝐫𝐞𝐜𝐫𝐞𝐚𝐭𝐢𝐨𝐧.

I’ve watched Dallas/Fort Worth spread and change for decades, and the scale of what is happening along this corridor is remarkable.

For anyone who hasn’t driven that part of 121 lately, it is worth a look. 𝐀 𝐰𝐡𝐨𝐥𝐞 𝐧𝐞𝐰 𝐜𝐞𝐧𝐭𝐞𝐫 𝐨𝐟 𝐚𝐜𝐭𝐢𝐯𝐢𝐭𝐲 is taking shape.

You may start seeing something unusual in the North Texas sky.

Joby Aviation is flying its electric air taxi on real routes around DFW, including connections to DFW Airport. The company has also established a 45,000-square-foot facility at Perot Field Fort Worth Alliance Airport as its long-term North Texas base.

We’ve heard about air taxis for years as something coming in the future. They are now actually being tested here on routes people use.

Two things in downtown Dallas.
Because everything is bigger in Texas!

THE EYE AT THE JOULE

If you’ve ever driven through downtown Dallas and wondered about the enormous eyeball sitting across from The Joule, there actually is a story behind it.
“𝐓𝐡𝐞 𝐄𝐲𝐞” 𝐢𝐬 𝐚 𝟑𝟎-𝐟𝐨𝐨𝐭 𝐬𝐜𝐮𝐥𝐩𝐭𝐮𝐫𝐞 𝐛𝐲 𝐚𝐫𝐭𝐢𝐬𝐭 𝐓𝐨𝐧𝐲 𝐓𝐚𝐬𝐬𝐞𝐭 — 𝐚𝐧𝐝 𝐢𝐭 𝐢𝐬 𝐦𝐨𝐝𝐞𝐥𝐞𝐝 𝐚𝐟𝐭𝐞𝐫 𝐡𝐢𝐬 𝐨𝐰𝐧 𝐞𝐲𝐞. It was originally exhibited in Chicago before making its way to Dallas in 2013.
Definitely one of the stranger things you can stumble across walking through downtown Dallas.

PIONEER PLAZA CATTLE DRIVE
One of the most photographed spots in downtown Dallas is Pioneer Plaza, where 𝟒𝟗 𝐥𝐢𝐟𝐞-𝐬𝐢𝐳𝐞 𝐛𝐫𝐨𝐧𝐳𝐞 𝐥𝐨𝐧𝐠𝐡𝐨𝐫𝐧𝐬 appear to be moving through a creek with 𝐭𝐡𝐫𝐞𝐞 𝐦𝐨𝐮𝐧𝐭𝐞𝐝 𝐜𝐨𝐰𝐛𝐨𝐲𝐬 behind them.
The sculpture recreates the cattle drives that helped shape Texas history, and 𝐢𝐭 𝐢𝐬 𝐦𝐮𝐜𝐡 𝐥𝐚𝐫𝐠𝐞𝐫 𝐢𝐧 𝐩𝐞𝐫𝐬𝐨𝐧 𝐭𝐡𝐚𝐧 𝐦𝐨𝐬𝐭 𝐩𝐞𝐨𝐩𝐥𝐞 𝐞𝐱𝐩𝐞𝐜𝐭.
It’s only a few blocks from the Convention Center, but it feels like a little piece of old Texas dropped right into downtown Dallas.

Dallas is seeing corporate growth moving north along the 𝐃𝐚𝐥𝐥𝐚𝐬 𝐍𝐨𝐫𝐭𝐡 𝐓𝐨𝐥𝐥𝐰𝐚𝐲 and all through the 𝐝𝐨𝐰𝐧𝐭𝐨𝐰𝐧 𝐚𝐫𝐞𝐚 𝐰𝐢𝐭𝐡 𝐘’𝐚𝐥𝐥 𝐒𝐭𝐫𝐞𝐞𝐭.

It’s interesting because we have seen over the years that where someone works isn’t a good indicator of where they live.

Some will naturally gravitate to the northern areas like Plano, Frisco, Allen, McKinney and the Legacy corridor, 𝐩𝐚𝐫𝐭𝐢𝐜𝐮𝐥𝐚𝐫𝐥𝐲 𝐰𝐡𝐞𝐧 𝐭𝐡𝐞 𝐜𝐨𝐦𝐦𝐮𝐭𝐞 𝐢𝐬 𝐭𝐡𝐞 𝐟𝐢𝐫𝐬𝐭 𝐜𝐨𝐧𝐬𝐢𝐝𝐞𝐫𝐚𝐭𝐢𝐨𝐧. This northern section has plenty of entertainment, shopping and high-quality restaurants, along with a quick commute to DFW Airport.

Others will choose the more established neighborhoods inside ‘the loop’ (635 LBJ Freeway), like North Dallas, Preston Hollow, the Park Cities, Lakewood and Lake Highlands. These areas offer a different style and feel with 𝐨𝐥𝐝𝐞𝐫 𝐧𝐞𝐢𝐠𝐡𝐛𝐨𝐫𝐡𝐨𝐨𝐝𝐬 𝐭𝐡𝐚𝐭 𝐡𝐚𝐯𝐞 𝐚 𝐥𝐨𝐭 𝐨𝐟 𝐧𝐞𝐰 𝐜𝐨𝐧𝐬𝐭𝐫𝐮𝐜𝐭𝐢𝐨𝐧 𝐚𝐧𝐝 𝐫𝐞𝐦𝐨𝐝𝐞𝐥𝐞𝐝 𝐡𝐨𝐦𝐞𝐬 𝐚𝐧𝐝 𝐭𝐫𝐞𝐞𝐬, along with proximity to restaurants, NorthPark Mall, downtown, the Arts District, White Rock Lake, private schools, clubs, hospitals, and Dallas Love Field.

Knowing all of these areas and watching the area outside the loop being built up over time, from LBJ to Allen and Frisco, is one of the reasons I have always thought relocation decisions here are much 𝐦𝐨𝐫𝐞 𝐜𝐨𝐦𝐩𝐥𝐢𝐜𝐚𝐭𝐞𝐝 𝐭𝐡𝐚𝐧 𝐝𝐫𝐚𝐰𝐢𝐧𝐠 𝐚 𝐜𝐢𝐫𝐜𝐥𝐞 𝐚𝐫𝐨𝐮𝐧𝐝 𝐬𝐨𝐦𝐞𝐨𝐧𝐞’𝐬 𝐨𝐟𝐟𝐢𝐜𝐞. The Dallas North Tollway makes a much larger part of the city workable than people unfamiliar with Dallas sometimes realize.

There are some 𝐯𝐞𝐫𝐲 𝐬𝐭𝐫𝐨𝐧𝐠 𝐚𝐧𝐝 𝐞𝐧𝐜𝐨𝐮𝐫𝐚𝐠𝐢𝐧𝐠 𝐬𝐢𝐠𝐧𝐬 coming out of the North Texas housing market. Buyers seem to be adjusting.

𝐀𝐜𝐜𝐨𝐫𝐝𝐢𝐧𝐠 𝐭𝐨 𝐭𝐡𝐞 𝐥𝐚𝐭𝐞𝐬𝐭 𝐓𝐞𝐱𝐚𝐬 𝐇𝐨𝐮𝐬𝐢𝐧𝐠 𝐈𝐧𝐬𝐢𝐠𝐡𝐭 𝐫𝐞𝐩𝐨𝐫𝐭, sales gained momentum through the first half of 2026, inventory growth began to settle down, and price declines continued to ease. In DFW, active listings and months of supply were actually lower than they were a year earlier.

Mortgage rates haven't suddenly become inexpensive, but buyers do have something they 𝐝𝐢𝐝𝐧'𝐭 𝐡𝐚𝐯𝐞 𝐚 𝐟𝐞𝐰 𝐲𝐞𝐚𝐫𝐬 𝐚𝐠𝐨: 𝐜𝐡𝐨𝐢𝐜𝐞𝐬. They can look at several homes, negotiate and actually think through a decision without feeling like someone else is standing behind them with a better offer.
