Dallas developer launches 68-acre industrial park in booming Denton market

A Dallas developer is launching a 68-acre master-planned industrial park in Denton, a market that is seeing a wave of new activity.

Jackson-Shaw broke ground July 29 on a master-planned business park called Horizon 35 at the northeast corner of Interstate 35 and Loop 288 in Denton. The first phase of the park will entail 543,550 square feet of space across three buildings. Pre-leasing is ongoing. Across two phases, the park will encompass 908,730 square feet across 68 acres.

Hotly debated $800M Preston Hollow towers project clears zoning hurdle

After an hourslong debate, a proposed $800 million mixed-use development at the southwest corner of Preston Road and Royal Lane cleared an initial zoning hurdle Thursday.

Dallas' planning commission recommended approval of a request from developer Leland Burk and partner Gerald Stool's Greenway Investment Co. to increase the maximum allowable height at the site to 240 feet. Current zoning allows buildings of up to 54 feet. The commission voted 10-4 in favor, with Joanna Hampton, Alicia Serrato, Jack Kocks and Kathy Coffman opposing. Tabitha Wheeler-Reagan was absent from the vote.

The group seeks to build a 19-story hotel-condo tower (240 feet) and an 18-story apartment tower (210 feet). The heights have been reduced multiple times in a bid to compromise with neighbors, developers said.

JVP Development Is Betting $37M Of Its Own Money That Frisco Is Ready For Spec Office

Dallas-Fort Worth is unlike most other markets in the country. Visitors can experience a live cattle drive at the Fort Worth Stockyards, tour the Dallas Cowboys' world headquarters and even see honest-to-goodness speculative office construction.

With new office construction at historic lows across the country and elevated interest rates and construction costs curtailing speculative construction in most U.S. markets, JVP Development’s new 115K SF Class-A building at the corner of Lebanon Road and Parkwood Boulevard in Frisco isn’t the type of thing happening outside of DFW.

Many office developers continue to rely on preleasing or construction financing before breaking ground. But JVP is betting tens of millions of its own dollars that demand for a building in a city that doesn’t fetch the region’s top-tier asking prices is strong enough to justify the spec development. Plus, the company is moving forward despite a more than 50% increase in estimated costs from just three years ago.

Long-vacant former Fry's turned into co-warehousing in Plano

The former Fry’s Electronics building at the corner of U.S. 75 and President George Bush Turnpike is now a co-warehousing facility that can accommodate more than 160 companies.

WareSpace Plano offers private warehouse suites ranging from 200 to 2,000 square feet, along with conference rooms, shared kitchens, lounge areas and flexible short-term leases.

The 174,500-square-foot building at the prominent location is set to open on Aug. 6, according to a recent announcement.

Therme's $850 million Dallas wellness resort eyes 2031 opening

Therme Group, the European wellness company that operates spa, sauna and indoor water park complexes, is pushing forward with plans for an $850 million resort near downtown Dallas.

The firm seeks to modify zoning at its 24-acre site near 1500 S. Riverfront Blvd. and obtain a specific use permit for a new pedestrian bridge as part of the project. Therme initially intended to appear before Dallas’ planning commission Thursday but moved its request to the Aug. 20 meeting, John Alschuler, executive chairman of the Therme U.S. group, told The Dallas Morning News.
