Family helping you buy a home? That money may be usable.

On many conventional loans, eligible gift funds can be used toward the down payment, closing costs, and in some cases reserves. But the source and transfer generally have to be properly documented, including a gift letter stating that repayment is not expected.

Best advice: talk to your lender before the money gets moved.

Self-employed does not mean “can’t get a mortgage.” 🏡

It just means the income analysis can look different.

Depending on the loan and borrower, we may need to review tax returns, business income, expenses, ownership and the overall income trend to determine how much income can actually be used for qualification.

If you own a business and homeownership is on your radar, don’t rule yourself out before someone actually runs the numbers.

A mortgage recast can sometimes lower your payment without replacing your mortgage.

You make a substantial principal payment, and if the loan is eligible, the servicer recalculates the payment using the new lower balance over the remaining term.

That can be very different from refinancing because you’re not automatically taking out a brand-new loan.

Not every mortgage can be recast, so always check the loan and servicer requirements first.

A lower rate doesn’t automatically mean refinancing is the right move.

You also have to look at the closing costs, the monthly savings, how long you plan to keep the loan, and how long it takes to recover the cost of refinancing.

The goal isn’t just a lower rate.

The goal is a better financial outcome.

Fixed rate does NOT always mean your total mortgage payment can never change.

Your principal and interest may stay the same, but property taxes and homeowners insurance can change — and if those are paid through escrow, your monthly payment can change with them.

So if your payment suddenly jumps, check your escrow analysis before assuming your mortgage rate changed.

Mortgage insurance isn’t always forever. 🏡

On many conventional loans, PMI may be required when you put less than 20% down, but there are rules that can allow it to be removed later as you build equity.

FHA and VA financing work differently, so the key is knowing what kind of mortgage insurance applies to YOUR loan.

Closing day isn’t just “sign a few papers and grab the keys.” 🔑🏡

It’s the final step where you sign the loan documents, money is distributed through the settlement process, and ownership of the home is transferred.

And depending on the transaction, signing and getting possession may not happen at the exact same second.

My advice: don’t leave closing assuming you’re done until your title company, lender, or Realtor confirms the transaction is officially funded and you’re clear to take possession.

Earnest money usually isn’t just money that disappears. 🏡

It’s a deposit made under your purchase contract, and if the deal closes, it may be applied toward your down payment or closing costs. What happens if the deal does not close depends heavily on the contract and why the transaction ended.

In Texas, those delivery deadlines matter too.

One document I do NOT want buyers skimming through:

The Closing Disclosure.

For most mortgages, you’ll receive it at least three business days before closing so you have time to review your final loan terms and costs.

Check the payment.
Check the rate.
Check the closing costs.
Check the cash to close.

If something doesn’t make sense, ask before closing day.
