I’ve volunteered for Leo’s Friends Rescue for years, and I genuinely don’t know another person who gives more of herself to animals.

She cannot look away. This girl can barely leave her house without finding an animal who needs help—on her street, on the side of a highway, wherever. It’s almost like the universe knows exactly where to send them. She NEVER looks away.

If you know anything about rescue, you know why it matters to know who you’re supporting. We are not blindly backing a rescue. I know Andrea, I’ve fostered for her, and I’ve watched her do this work firsthand.

She’s real. She’s honest, she’ll cuss, there’s no polished rescue persona and no bs. 😂 She does the hard work. She just needs the resources to keep doing it. (Lie- ish, she’ll do it anyway but I know she needs help)

Don’t have a house? Np! You can sell your garage fast too 😂

This has been an interesting one.

The seller reached out to me about his dad’s property. If you look it up online, everything says it’s a 2 bed, 1 bath, 770 sq ft house.

It’s not.

From everything I can piece together, the actual house likely burned down sometime in the early ’70s and the garage was converted into an efficiency around 1975. I’d be surprised if it’s even 450 sq ft.

Needless to say, this was not a flip.

The seller had talked to me before and ultimately decided to go with someone else. (Or a few someone else’s lol) No hard feelings — that happens. But after those didn’t work out, he reached back out to me pretty frustrated. Understandably.

I think I could see where the first problem started. It was being underwritten based on what the records said was there instead of what was actually sitting on the property.

Even before I walked it, I had a pretty good idea that the records weren’t telling the whole story. Sometimes you have to stop looking at the data and actually look at the property.

This wasn’t a 770 sq ft house that needed to be flipped. It was a tiny converted garage on a piece of land that needed to be valued for what could actually be done with it.

Then I dug into the history, zoning, setbacks and what could actually be built there.

It’s zoned B, which allows two-family use, so instead of marketing a tiny converted garage to flippers, I went looking for builders who could look at it for what it actually is — a duplex build.

That opened up a completely different exit strategy and, more importantly, put more money in the seller’s pocket.

Contracted 9/10.
Builder lined up 9/15.
Now we’re working through title.

The owner passed intestate, the heirs are on board with the process. (Aka not fighting, disagreeing etc - which CAN happen) That allows us to use Affidavits of Heirship to clear title instead of them having to go through a long process with the courts. We have four Affidavits of Heirship to complete.

We originally planned to close October 9th, but I think we can get it done sooner. We’re shooting for September 29th now.

This one is a really good example of why understanding the property matters so much.

If I had treated this like the 770 sq ft house the data says it is, it just doesn’t work. That why the seller was getting low offers and the higher ones weren’t moving forward.

Taking the time to underwrite this correctly changed all that.

Not a flip.

It was a duplex lot with an old converted garage sitting on it. Once I looked at it that way, we were able to make better sense of it AND get more money for the sellers.

Sometimes the value is there. You just have to figure out where it is.

Some houses are more than houses.

This home in Garland had been in this family since the 1940s. Generations grew up here, and a whole lot of good people came out of this house.

The owners are the sweetest older couple. They had already purchased their new home years ago, so there wasn’t a rush or some big problem that needed to be solved. They were simply ready to let this one go and use the equity they had built to enjoy this next chapter of their lives.

They’re incredibly family-oriented, and knowing them, I have a feeling at least some of that money will turn into time spent and memories made with the people they love.

There’s something really special about being trusted with a home that holds this much family history. I was honored to be a small part of helping them close this chapter and move on to whatever comes next.

This was an unfinished new build in Dallas 75215. The owner had every intention of finishing it, but life got in the way and eventually the property just needed someone else to take it across the finish line.

The tricky part was finding that someone.

A lot of builders and flippers don’t like taking over another person’s unfinished project. Which is kind of funny when you think about it, because technically every flip is someone else’s work. 😂 But there’s definitely a psychological hurdle when it comes to an unfinished build — people immediately start wondering what went wrong or what they’re inheriting.

In this case, the permits were still good, the project could be finished, and the City of Dallas certainly doesn’t benefit from having an abandoned, half-built house sitting there either.

We just needed to find the right person who could look at what was already there instead of being scared off by what wasn’t finished yet.

And we did. We don't stop until we do 💪

This one will most likely be finished out and kept as a rental in the Fair Park area — a part of Dallas that continues to see a ton of change and investment.

Not every property needs to start over. Sometimes it just needs the right person to finish what someone else started.

Contracted June 3rd. Closed July 1st.

The original plan was actually to close on July 15th because the seller wanted extra time to sort through her belongings and prepare for her move.

During the title process, though, we discovered she had a reverse mortgage with a monthly adjustable rate, meaning the payoff amount was continuing to increase over time. Waiting another two weeks would require requesting a new pay off and cost her even more money.

I had more than a few people tell me the price was too high for the neighborhood and that I wouldn’t find a flipper who could to make the numbers work. But the seller needed a certain amount to pay off her mortgage and maintain financial security moving forward, so giving up wasn’t an option.

We kept pushing until we found a flipper who could take the project on, moved closing up to July 1st, and helped protect more of the equity she had spent years building.

Every deal is different. Sometimes helping the seller means giving them more time. Sometimes it means closing faster. It’s about understanding what matters most to them and doing everything you can to make that happen.
