An interior door that needs a push to latch may have a loose strike plate, a shifted hinge, or a frame that no longer lines up. Notice whether the gap changes from top to bottom and whether the latch catches consistently. A quick photo of the door edge and strike area makes the change easier to describe if you ask a professional to evaluate it.

A home inspector needs safe, unobstructed access to the electrical panel to document what is visible. Stored boxes or furniture in front of it can limit that review. Before an inspection, note where the panel is and whether the area can be reached without moving heavy objects. Leave opening covers, testing circuits, and any electrical work to properly qualified people.

Manage indoor humidity by using exhaust fans when cooking or bathing, drying wet laundry promptly, and ensuring dryer vents exhaust outside. Keep indoor plants and aquariums away from confined spaces where moisture concentrates. If a room often feels damp, note visible signs like warped trim or surface mold growth and where the moisture seems to originate.

🔥 This summer has been BRUTAL. Here's what it may have done to your home. 🏡

After months of record heat, most of us are just happy to see the forecast drop a small amount. But the heat doesn't just wear on us, it wears on our homes too. As DFW home inspectors, here's what we recommend checking this fall:

🧱 Your foundation. During excessive heat, the soil may have pulled away from your foundation. Look for gaps between the soil and your slab, new cracks in walls or brick, doors that suddenly stick, or gaps around windows.

❄️ Your AC. Your system ran nonstop for months. Change the filter, clear debris from around the outdoor unit, and consider a tune-up before it gets a break.

🏠 Your roof. Extreme heat can age shingles faster. Look for curling, cracking, or granules collecting in your gutters.

💧 Your plumbing and irrigation. Check for leaks, and adjust sprinkler schedules as temperatures drop.

Quick visual checks at fixtures can reveal slow leaks: look for mineral deposits, damp flooring, or warped baseboards under sinks. Note any inconsistent finishes or staining around faucets and drains. Describe one fixture you inspected and what visual clue stood out to you for others to learn from.

Keeping a regular HVAC filter habit supports airflow and system longevity. Note filter condition monthly during heavy-use seasons and replace or clean according to the filter type. If airflow feels reduced or dust accumulates faster than usual, document the filter condition and consult an HVAC professional for a system check and maintenance recommendation.

Simple indoor plumbing observations can indicate early issues: persistent discoloration under sinks, warped cabinet bottoms, or periodic stains on ceilings below bathrooms. Photograph locations and note when the spot appears after use. These neutral observations help homeowners prepare focused questions before engaging a licensed plumber or inspector for diagnostic testing.

Photos taken before an inspection can speed assessments and clarify questions. This post offers framing tips for useful shots: wide context, close-up detail, and a dated phone photo for reference. Store images in a single folder so you can share them quickly with an inspector or contractor when asking for advice.

Not all plumbing issues are hidden. This post highlights four visible clues — discoloration around fixtures, staining under sinks, pooled water near fittings, and unusual odors — that homeowners can safely observe without touching. Document what you find with photos and dates to help future inspection or repair conversations.

Cracks and other visible changes around a home may deserve a closer look. An inspection can document concerning conditions and help determine when further evaluation by a qualified specialist is appropriate.
