The most important parts of a remodel are the ones you'll never see in a listing photo.

Sewer lines, electrical panels, HVAC systems — a lot of homes built in the 60s, 70s, and 80s still have
original cast iron sewer lines that are degrading and need to be replaced. That work doesn't show up in a
single photo, but it's the work that actually protects your investment.

Roof age matters more than ever too. It used to just be a negotiating point, but more Texas insurers are now
tightening coverage on older roofs, which is turning a newer roof into more of a requirement than a bonus.
It's a shift we've seen accelerate over just the last few years.

There are nights in Oak Cliff that remind you why this neighborhood is like nowhere else in Dallas.
The Kessler Theatre — built in 1942, once owned by Gene Autry, listed on the National Historic Registry — is one of the best
music venues in Texas. Tonight, Vincent Neil Emerson is on stage.

Lower Greenville has some real gems, and the Granada Theater is at the top of the list.

Built in 1946 as a movie house, its Art Deco murals were painted by the same artist who worked on Hollywood's Grauman's Chinese Theatre — still there, still untouched. It went through a few lives before becoming the concert hall Dallas knows today in the early 2000s.

We've spent a couple of New Year's Eves there watching Jonathan Tyler and the Northern Lights, and it never disappoints. If it's not on your Dallas list yet, add it.

Before you sign an offer in Texas, ask about the taxes. Here's why it matters more than most buyers think.

Texas is a non-disclosure state, so your sales price isn't public record — but your appraisal district can piece it together from the deed, the loan, and MLS access. Don't assume they don't know.

The seller's homestead exemption doesn't transfer — it dies at closing, and you have to file your own. Worse, the 10% assessed value cap doesn't start protecting you until your second year of homestead, so that first year you're exposed to the full increase. And if the seller was 65 or older, their school tax freeze goes away at the closing table too.

This is a conversation to have before the offer, not after.

Here's what actually happens if a buyer forgets to file their homestead exemption — and it's sneakier than most people expect.

It costs roughly $1,400 more in year one. But you won't see a bill for it right away. Your lender sets your payment off the seller's last certified tax bill, so for the first 12 months everything feels normal. Then the real, higher bill arrives. The lender covers it, your escrow comes up short, and you get an annual escrow analysis letter — with the shortage, and usually a bump to your payment going forward.

File your exemption the day you close. It costs nothing, and it saves you this whole cycle.

If you're selling a home with a pool, here's the mistake I see sellers make: trying to justify the cost. Buyers don't care what you spent installing it. They care about what it feels like to own it — the convenience, the lifestyle, not packing up the family every time you want a pool day. Sell that, and the price conversation gets a lot easier.
