FREEZE WARNING, Take Action Now to Prevent Costly Damage
Freezing temperatures are expected in our area. Please take a few minutes to protect your home to help prevent damage to your plumbing and interior components. Taking preventive steps now can help avoid costly repairs and inconvenience later.
Prevent Plumbing Freezes
• Disconnect and drain all garden hoses.
If your home has interior shutoff valves for exterior hose bibs, turn them off as well.
• Insulate or wrap exposed plumbing.
Foam covers and pipe insulation are widely available at local hardware stores.
• Drip faucets on exterior walls and open cabinet doors beneath sinks to allow warm air circulation.
• Single Family Homes - Sprinkler/Irrigation Systems:
o If you know how to winterize your system, do so.
o Not all systems require full winterization—if unsure, contact your irrigation company.
o Any above-ground piping must be wrapped and protected.
• Pools (if applicable to your unit):
o Keep the pump running during freezing temperatures to prevent pipe damage.
o Contact your pool service provider for system-specific guidance.
Smoke & Carbon Monoxide Safety
• Test all smoke detectors and replace batteries if needed.
• Check carbon monoxide detectors where applicable (not all homes have them, but please verify).
Prepare an Emergency Kit
In the event of a power outage or extended freeze, please ensure you have:
• Battery-powered flashlight
• Portable phone charger
• Drinking water (recommended: 1 gallon per person per day for up to a week)
• Non-perishable food (granola bars, canned goods, dried fruit, etc.)
• First aid kit
• Extra batteries
• Extra blankets or sleeping bags
• Candles (use with caution)
• Water shut-off key (every single-family homeowner should have one)
o Please note: The Association manages common area irrigation systems for townhomes and condos. Residents do not need to take action regarding HOA-managed irrigation.
• Shovel and ice scraper
• Car charger and jumper cables
Extra Handy Tips
• Do NOT use your oven or stove to heat your home.
This creates serious fire and carbon monoxide hazards.
• Ensure fireplaces are clean and clear to prevent dangerous buildup or blockages.
• Single Family Homes: Know where your main water shut-off valve is located in case of a burst pipe.
