We are systemizing a process to identify deals, source investors and provide financing options. I regularly speak with real estate brokers, lenders, private equity & family office groups to understand market trends. We underwrite 10+ deals a week and send at least 6 proposals for financing a week...all of which are potential value-add commercial properties ranging from multi-family, industrial and multi-tenant retail...
Here is what our process will look like... you will begin to see a number of properties being posted which will provide surface level details i.e. asset type, doors/tenants, cap rates, NOI...etc. Enough to get the gist, right?
Next, you will answer a couple quick questions which will help us to better understand the playing field with each potential investor. This also will help us identify other opportunities you will be an asset to (no pun intended). Or how we can better prepare the investor for that next step...
Submit a few imperative documents i.e. NDA (your protection and ours), PFS and REO Schedule (or resume).
You will be admitted to view full details including up-to-date financials, rent roll, OM, underwriting and financing terms per property...along with a few networking connections to get you plugged in on LP opportunities.
