My East Texas Listing is officially under contract! I have been working with the owners for the past 7 years helping them rent out their childhood home. They were referred to me by the daughter of one of the owners. I have been working with the daughter to buy and sell real estate for the past 12 years. I helped her daughter close on her first home a couple of weeks ago. It has been a family affair and although I hate to see this chapter come to an end, I am happy that the owners finally get to close out this chapter and begin a new one.

Before I relax for the day I want to congratulate my awesome clients who closed on their first home together, today. I texted with Chris on Friday, we spoke on Sunday, we viewed homes that Monday and he and his beautiful fiancé were under contract by the following Sunday. There was another offer on their home but I believe my clients offer was accepted because they had the right team around them and they wrote a personal letter to the seller. The highest offer doesn't always seal the deal. This is why you should never feel pressured to do more than your gut is telling you. Everyone give it up for Kasia and Chris!

I'd also like to shout out Drew Brenner and Don Green. They could not have gotten to the closing table without them.

After two days of negotiating and with multiple offers my buyers secured this gorgeous modern townhome in the booming neighborhood of East Dallas. Sometimes it's not always about the highest offer, it's about the team you have around you.

Luckily for my buyers, my business partner had already done a deal with the listing agent and she was familiar with my buyer's lender. Ultimately my client's team along with my charm, lol, and a letter from the buyer's won the seller over.

Buying a home is a team effort that requires charm, skill, patience, and tenacity.
