The best home for you in Dallas right now might not be listed anywhere you can search.

More than 25 percent of the homes my clients buy in Dallas were never publicly listed. That is not because we are hiding anything from other buyers. It is because 15 plus years of relationships with other agents, stagers and homeowners around this city means we sometimes hear about a home before it is even photographed, let alone listed. That access works the same way on a 300,000 dollar condo as it does on a 5 million dollar estate, because none of it was ever about price point to begin with.

Save this for whenever you start your next Dallas home search. It might change what you ask your agent to look for.

Every myth on this list exists because somewhere, an agent actually did the thing we're saying we don't do.

None of these are things we tell people because they sound nice in a post. They are specific hesitations past clients told us kept them from reaching out in the first place, sometimes for months longer than they needed to wait. Our response times, our patience with unfinished questions, and our openness to a first conversation with no timeline attached were all built around those exact hesitations, on purpose. It is a lot easier to build a real estate team around closing deals fast than around making someone feel comfortable enough to ask their first question, but only one of those actually reflects what we say we care about.

Before real estate, I spent years in marketing, and the laziest work I ever saw was the stuff built to run for anyone.

That habit followed me into this business, mostly because I never unlearned it. A generic listing description is built to run for anyone, which really means it is built for no one in particular. The homes that sell the fastest, and for the strongest number, are the ones where somebody sat down first and asked who actually falls in love with a house like this, then wrote everything backward from that answer. It takes longer than pulling three stock sentences about granite countertops. It is also the only version of this job that has ever made sense to me.

If you're thinking about listing in Dallas, save this so you know what to ask when you interview agents.

The backyard at this Kessler Park listing has a Big Green Egg built into the outdoor kitchen. This is not a drill.

It's easy to skip past the yard on a townhome listing, but this one is one of the largest in the community, with a built in grill and its own serving bar right off the patio. It's the kind of yard that ends up hosting the low key Sunday cookouts as much as the actual showings. A realtor who says they'll be there after closing. This is what that actually looks like, three years later.

None of this was a strategy. I didn't set out to build a career around staying in people's lives, it just kept happening, client by client, until I couldn't call it an accident anymore. The version of this job where you shake hands at closing and never see each other again was never that interesting to me. I'd rather measure a year by who still has my number than by how many homes changed hands.
