Remember the Federal Reserve does NOT set Mortgage Rates, they set short-term rates. Long term interest rates (10 years or more) are determined by the International Bond Market.

The 10 year Treasury is climbing back up to almost 4.5 %. Mortgage rates follow the 10 year. Typically Mortgage rates run 1.5% to 2% above the 10 year rate.
