Just purchased! We came in with an offer on this property that my client really liked, but unfortunately, they had initially accepted another offer.

Fast forward to several weeks later, the buyer backs out due to lending issues and the listing agent comes back, and we were able to negotiate our down to $14k lower than listing price! The transaction went smoothly and we closed in 2 weeks!
