LUMA Residential LUMA Residential Property Management LUMA Residential’s predecessor company, LumaCorp Inc., was established on March 1, 1984 by James R. Mr. Luterman and Mr.

Mattingly and Gerald Luterman. Mattingly were the sole shareholders of the firm until October 31, 1984, at which time the firm purchased Mr. Luterman's stock and Mr. Mattingly became the sole shareholder and director. Mattingly remained the only shareholder until April 1, 1989, when Mr. Richard D. Kelly purchased half of the outstanding stock held by Mr. Mattingly. Mattingly’s son, Ian Mattingly, who had joined the firm as a property manager in 2007, became president of LumaCorp in 2015 and joined them as a shareholder. In 2020, the principals of LumaCorp joined forces with Keith Guerraz and Gary Fogg, principals of Rockport Equity, an East Coast-based multifamily owner, to jointly form LUMA Residential, leveraging the expertise of LumaCorp’s operations staff to manage to manage a portfolio of 30 apartment communities and nearly 7,500 units. Since 2020, LUMA Residential has continued to develop expertise and partnerships to effectively provide management and construction services to a broad array of multifamily product types, classes, and geographies, while remaining true to our mission, outlined in the mission statement defined more than 30 years ago: To exceed our investors’, employees’, and residents’ expectations.

🏢 Building the Future of Multifamily—One Career at a Time

LUMA Residential President, Ian Mattingly recently joined fellow industry leaders to present the latest direction of the Texas Apartment Association Education Foundation and its efforts to promote career opportunities within the multifamily housing industry.

TAAEF has conducted research to better understand how we can attract, introduce, and connect talented individuals to the many rewarding career paths available across our industry. The findings will help support the development of resources that local TAA affiliates and employers can use to showcase the opportunities available in multifamily and help more people discover the possibilities of a career in our industry.

From property management and maintenance to marketing, technology, operations, leadership, and countless other career paths, multifamily is an industry where people can build meaningful careers and make a lasting impact on the communities they serve.

At LUMA, we know firsthand that our greatest strength is our people. We’re proud to support efforts that help strengthen the multifamily talent pipeline, create greater awareness of career opportunities, and inspire the next generation of industry professionals.

🍎 Bananas, Apples, Goldfish, and a whole lot of heart!

Our Houston LUMAcares team spent 3 action-packed hours volunteering with Kids' Meals, Inc., and they didn't slow down for a second. Thanks to their incredible energy, the team helped prep vital food items to fill healthy lunch bags for children facing food insecurity across 20 area ZIP codes:

🍌 4,480 bananas sorted
🍎 2,240 apples sorted
🐟 9,000 packs of Goldfish sorted
🧼 40 milk crates cleaned and prepped

(Fun fact: We were so busy working that we completely forgot to take photos during the apple-sorting station—proof of a truly hard-working team! 📸😊)

Whether stocking the food pantry, sorting donations, or helping neighbors in need, our team is deeply committed to building stronger, more connected communities right here in the DFW area. 💙

Members of the LUMA Residential team attended the Fort Worth Apartment Association 2026 Education Conference & Trade Show at the Ga***rd Texan in Grapevine!

The annual event brings together multifamily professionals from across North Texas for a day focused on professional development, industry education, leadership, networking, and discovering new ideas and solutions shaping the future of our industry.

Our LUMA team had the opportunity to learn from industry experts, exchange ideas with fellow multifamily professionals, connect with supplier partners, and bring fresh perspectives back to our communities and teams.

🤖 LUMA Residential at Elise Beyond 2026!

Earlier this month, LUMA team members, Ian Mattingly, Anita Hord, CAM, HCCP, NAAEI Faculty and William Taylor traveled to Nashville for the Elise Beyond, EliseAI inaugural conference dedicated to helping multifamily operators master the full potential of AI.

The event brought together multifamily executives, operations and technology leaders, marketing and leasing teams, maintenance professionals, and asset managers for an inside look at how AI is reshaping the way our industry operates. Sessions covered everything from AI-powered leasing and renewals to centralized operations, maintenance, technology strategy, and building an AI-first operating model.

For LUMA, the conference was an opportunity to learn, connect, and look ahead—exploring new ways technology can help our teams work smarter, improve the resident experience, streamline operations, and create greater value for our partners.

We’re excited to bring the ideas, insights, and inspiration from Nashville back to LUMA as we continue embracing innovation and finding better ways to serve our residents, teams, and communities.

This month serves as a powerful reminder that you are never alone. Across our LUMA Residential communities, we are proud to stand together this September for Su***de Prevention Awareness Month. 💜

Every day, people around us may be facing invisible challenges. Simple acts of listening, checking in, and showing compassion can make a meaningful impact. By openly discussing mental health, we help break the stigma, normalize seeking support, and build communities where everyone feels seen, heard, and valued.

Throughout September, our teams are wearing their Su***de Prevention Awareness pins and sharing resources with residents, guests, and visitors across our properties. Every conversation started helps remind someone that support is available and hope is real.

We are also honored to share that later this month, we will be partnering with the American Foundation for Su***de Prevention to deepen our education, listen to one another, and explore ways to continue supporting our teams and residents.

Thank you to our dedicated team members for fostering a culture of care across the multifamily industry. No one has to face their struggles alone.

Our LUMAcares team had a rewarding day volunteering in the community at Metrocrest Services!

We were especially excited to welcome our new LUMA team member, Brandon, for his first LUMAcares volunteer experience—and we're happy to report he's already ready for the next one! 🙌

And of course, no volunteer day is complete without a little fun along the way. 😉 Fun fact: potatoes are known to trigger dopamine release—which makes Brandon being assigned to potato duty feel pretty appropriate! 🥔😎

We're incredibly grateful to our LUMAcares Task Force for continuing to create opportunities for our teams to serve, connect, and make a difference in the communities around us.

LUMAcares in Action! 💙

Recently, our LUMAcares team spent an afternoon volunteering at Second Glance Thrift Store in Fort Worth, part of the CEC (Community Enrichment Center)

Our LUMAcares volunteers rolled up their sleeves to sort fall and Halloween decorations, prepare clothing for the sales floor, and help tidy and organize the store.

While the work was hands-on, the mission behind it is even more meaningful. CEC provides rent relief and other essential services to apartment residents, making it an organization we’re proud to support alongside the Fort Worth Apartment Association.

We’re grateful for the opportunity to support organizations that strengthen our communities and provide meaningful resources to those who need them.

A special thank you to our LUMAcares volunteers for giving their time, energy, and heart back to the community. We’re already looking forward to the next one!
