LUMA Residential LUMA Residential Property Management LUMA Residential’s predecessor company, LumaCorp Inc., was established on March 1, 1984 by James R. Mr. Luterman and Mr.

Mattingly and Gerald Luterman. Mattingly were the sole shareholders of the firm until October 31, 1984, at which time the firm purchased Mr. Luterman's stock and Mr. Mattingly became the sole shareholder and director. Mattingly remained the only shareholder until April 1, 1989, when Mr. Richard D. Kelly purchased half of the outstanding stock held by Mr. Mattingly. Mattingly’s son, Ian Mattingly,

who had joined the firm as a property manager in 2007, became president of LumaCorp in 2015 and joined them as a shareholder. In 2020, the principals of LumaCorp joined forces with Keith Guerraz and Gary Fogg, principals of Rockport Equity, an East Coast-based multifamily owner, to jointly form LUMA Residential, leveraging the expertise of LumaCorp’s operations staff to manage to manage a portfolio of 30 apartment communities and nearly 7,500 units. Since 2020, LUMA Residential has continued to develop expertise and partnerships to effectively provide management and construction services to a broad array of multifamily product types, classes, and geographies, while remaining true to our mission, outlined in the mission statement defined more than 30 years ago: To exceed our investors’, employees’, and residents’ expectations.

LUMAcares in Action! 💙

Recently, our LUMAcares team spent an afternoon volunteering at Second Glance Thrift Store in Fort Worth, part of the CEC (Community Enrichment Center)

Our LUMAcares volunteers rolled up their sleeves to sort fall and Halloween decorations, prepare clothing for the sales floor, and help tidy and organize the store.

While the work was hands-on, the mission behind it is even more meaningful. CEC provides rent relief and other essential services to apartment residents, making it an organization we’re proud to support alongside the Fort Worth Apartment Association.

We’re grateful for the opportunity to support organizations that strengthen our communities and provide meaningful resources to those who need them.

A special thank you to our LUMAcares volunteers for giving their time, energy, and heart back to the community. We’re already looking forward to the next one!

Small acts. Big impact.💙

Our LUMAcares Houston team recently volunteered with Kids' Meals, Inc. helping prepare nutritious meals for children in our local community.
In just two hours, four LUMAcares team members made an incredible 592 peanut butter sandwiches—helping provide meals to children across three local ZIP codes.

At LUMA Residential, we believe giving back is about more than showing up. It's about rolling up our sleeves, working together, and making a tangible difference in the communities we serve.

We're grateful to Kids' Meals for the opportunity to support their mission to help fight childhood hunger, and we're incredibly proud of our LUMAcares volunteers for giving their time and energy to such an important cause.

Lat week LUMA celebrated Take Your Kid to Work Day 2026, where our communities across the portfolio welcomed the future heroes of multifamily for a day of learning, creativity, and fun!!

From hands-on property management activities and maintenance missions to resident service role-playing and leadership experiences, these LUMA superheroes got a behind-the-scenes look at what it takes to create exceptional communities. Along the way, they got to discover the value of teamwork, problem-solving, and serving others—all while making memories with their families.
