We went live on Thursday evening and by Sunday we had multiple offers. Here’s how:
1. We priced it RIGHT. No “Let’s leave for negotiating” “I know data says this, but we want that”.
2. Staging- the seller already had beautiful decor, so we took what they had, made a few changes and viola!
3. I paid for a deep cleaning- they hit appliances, baseboards, vents, light fixtures, ALL the things we homeowners sometimes don’t see but trust me.. buyers will.
4. Neighbor boxes- these were delivered to the surrounding neighbors announcing the new listing, inviting them to spread the word with someone they know looking to be in this neighborhood.

5. HEAVY on the market in- not just a sign in the yard and a listing in MLS. PROACTIVE marketing- reverse prospect CALLS, high dollar social media and google ads, Facebook posts across all pages and groups, see above neighbor boxes.
