⭐ Sometimes the best deal is the one you walk away from. ⭐

📉 The Dallas market has changed.

Buyers today have significantly more negotiating power than they did just a few years ago.

We're seeing:
🏠 More inventory
⏳ Longer days on market
💰 More price reductions
🤝 More seller concessions

That doesn't mean every home is a deal.

But it does mean buyers have opportunities that simply didn't exist during the frenzy of 2021 and 2022.

The buyers who understand today's market are often negotiating repairs, closing costs, and rate buydowns that would've been laughed at a few years ago.

The question is whether buyers recognize how much leverage they actually have.

🏗️ Builders quietly changed the game.

For years, buyers assumed new construction was dramatically more expensive than resale homes.

Not anymore.

Builders have spent the last few years:

✔️ Lowering price points
✔️ Offering incentives

The result is that new construction and resale pricing are closer than they've been in years.
