Either they’re calling every highway “the 635” / “the 75” or they always underestimate how far “just across Dallas” actually is (hint: it’s not 10 minutes).

Closing day feels like the finish line. And it is — but there's a detail a lot of Dallas buyers and sellers don't know until they're already in it.

Signing the documents and the transaction actually funding are two different things.

A buyer can finish signing everything in the morning and still be waiting hours later for the lender to release funds and the title company to confirm everything is ready. That's normal. Possession and proceeds both depend on the transaction reaching the closed-and-funded stage, not just the signing stage.

One more thing worth knowing before closing: always verify wiring instructions for your closing funds by calling the title company at a number you've confirmed yourself. Not through an email link. Wire fraud at the closing stage is one of the most common real estate scams right now.
