It wasn't until I was an adult that I realized that a lot of people didn't know about Juneteenth. It was quite a shock because growing up in Lincoln Parish with a black town like Grambling nearby, things like Juneteenth were always celebrated.

As we continue to honor those before us and celebrate the lives of today, I hope we continue to reflect on how far we've come and how far we can go and grow.

Real estate is really new chapters in someone's lives. Housing is a basic need and we will all need it. However, there are stories behind every housing need in real estate.

My clients' new chapter includes a relocation from Washington to Texas. Why?

They have hit retirement age and the grandbabies and adult children are in Texas. When your expanded family is all in Texas, the next chapter means a big move. No more flying back and forth for major holidays or short visits throughout the year.

It took a few years to get here. We've discussed this move every once in awhile for the past few years. However, last year was THE YEAR!

What's the saying? When life gives you lemons, make a lemon drop or something like that...

That's how smooth and organic this process was when working with Karry. She contacted me about a townhome I posted on TikTok. We met to see the units and it just wasn't the area or home. However, I remembered a townhome builder that gave more of a luxe vibe to their townhomes. I suggested we take a look at two of their communities.

That was it! Funny enough, we toured this home as a model home in another community and she thought it was too big but really loved it. Then, we saw it again in this one and that was all she wrote. With over $50K in a price drop and $10K giving in closing costs, I'd say this one was a win.

This happened today.

After months of strategizing, a break, and a last minute termination, we got this one sold.

Selling today is a tough challenge. Don't underestimate this market. At the end of the day, the REALTOR®️ doesn't set the price and the market will tell you if they like your price.

There were quite a few adjustments on this one before the market responded and finally we went under contract on May 4th and closed today on May 22nd.

Pack your patience and adjust. Last tip, if I can, it is more than likely your price. There are buyers buying but they have a lot of options. Make them feel like your house is the best thing 🚬.
