And this isn’t the built-in tub you remember. Designers are turning the surround itself into an architectural moment with marble slabs, Zellige tile, warm woods, and statement stone.

Beyond the aesthetics, built-ins can also be surprisingly practical: more surface space, easier cleaning, and more flexibility when working with an awkward bathroom layout.

Sometimes revisiting an old idea with better materials and better design is exactly what makes it feel new again.

One of the most expensive mistakes a seller can make is getting attached to a number the market never agreed to.

What you paid, what you spent renovating, what your neighbor sold for 18 months ago, and what you need to walk away with may all matter to you. But buyers are making a decision based on what the home is worth to them today.

Overpricing can cost you the momentum you have when a listing is fresh. Over-improving based on personal taste can cost you money you never see again at closing.

The sellers who win understand the difference between the value of their memories and the market value of their home.

Your memories don’t transfer with the deed. Price accordingly.

Mirrors are doing far more than giving you somewhere to check your outfit before you leave the house.

Used intentionally, they can bounce natural light through a room, create the illusion of more space, and add the same visual weight as a beautiful piece of art or architectural detail.

And if you’re preparing a home to sell, they can be especially powerful. Buyers respond to light and space almost immediately, and the right mirror can enhance both without changing the architecture at all.

The key is scale and placement. A tiny mirror on a large wall won’t do much. The right mirror in the right place can transform the entire room.

Your interiors don’t have to match your home’s architecture perfectly, but they should at least be having the same conversation.

A 1920s Tudor doesn’t need to become a time capsule, just like a Texas ranch doesn’t need cowboy art in every room. But ignoring the proportions, windows, millwork, materials, and natural character of the house can create that feeling buyers immediately recognize as, “Something’s off.”

And after selling homes since the days of MapQuest and TomToms, I can tell you: when something feels off to buyers, value can start leaking right along with it.

Respect the architecture. Don’t become a hostage to it. Then make it yours.

Turnkey homes are having a moment—but I think buyers are overlooking the opportunity in a blank backyard.

I hear it all the time: “If it had a pool, we’d consider it.”

But when you build the pool yourself, you get to decide everything: where the afternoon shade falls, whether you want a spa or tanning ledge, where the outdoor kitchen goes, how much turf or garden space you keep, and how the entire backyard works for the way your family actually lives.

Yes, an existing pool is easier on move-in day. But you’re making a 5, 10, maybe even 15-year decision on a home. Don’t let a 4–6 month backyard project eliminate an otherwise incredible property.

Sometimes the best outdoor spaces aren’t built for the buyer. They’re designed by one.

Your kitchen may be updated. Your lighting may be updated. But if your windows are still wearing 2004… the whole house can feel dated.

Hang drapery high and wide, take the panels all the way to the floor, simplify heavy treatments, and remember—not every beautiful window needs to be covered.

The best window treatments don’t compete with the architecture. They make it look better.

Bare walls might be costing your home more than you think.

In luxury real estate, art isn’t just decoration. The right scale can make a room feel finished, intentional, and memorable. And you don’t necessarily need a massive art budget to get the effect.

For sellers, I love looking at Minted, Society6, and Saatchi Art for accessible large-scale pieces, while Chairish and 1stDibs can be incredible sources when you want something original, vintage, or investment-worthy.

Because buyers don’t just remember the homes that look beautiful. They remember the ones that made them feel something.

Don’t butter a brick and call it a biscuit.

You can update the lighting, add fresh landscaping, and write the prettiest listing description in Dallas, but none of it replaces honesty about what you’re actually selling.

Buyers can forgive outdated. They can forgive projects. What’s much harder to recover from is lost trust.

In real estate, credibility will take you a lot further than a fresh coat of paint.

If you’re thinking about selling, start with the things buyers notice before you spend money on major updates.

Clean windows, a polished entry, spotless baseboards and vents, less clutter, and a serviced HVAC system can say a lot about how a home has been maintained.

Because buyers aren’t just looking at what your home has. They’re looking for signs of what may have been neglected.

And that’s part of the value of a great listing agent: seeing those details before the first buyer ever walks through the door.
