Welcome to Styled Secrets: Hotel Edition—where I’m breaking down the details luxury hotels use to make a space feel so polished, and how to recreate them at home.

First up: towels.
There’s a reason the best hotels keep them crisp, white, plush, oversized, and consistent. Look for quality cotton, pay attention to GSM, and consider swapping your standard bath towels for bath sheets. That extra size makes a surprisingly big difference.

For the splurge: Frette, Matouk, or Sferra. For a more accessible option: Brooklinen. And for a great value buy, Target’s Threshold Spa Plush towels are hard to beat.

One more hotel secret: skip the fabric softener. It can coat the fibers and reduce absorbency over time.

Luxury isn’t always a renovation. Sometimes it’s simply paying attention to the details you use every single day.

Your kitchen can be updated. Your lighting can be beautiful. But if your windows are still dressed like it’s 2004, the entire house can feel dated.

Window treatments have a bigger impact than people realize. Hang drapery high and wide, let the panels actually reach the floor, and simplify heavy fabrics with linen, woven shades, or discreet roller shades.

And sometimes? Leave the window completely alone. If you have beautiful architecture, a great view, and don’t need the privacy, a naked window can be the most luxurious choice of all.

The best window treatments shouldn’t compete for attention. They should make the architecture look better.

If you’re asking AI what your house is worth, be very careful how you ask the question.

Tell it your neighbor sold for $2 million, your house is larger, your lot is better, and you spent $300,000 renovating—and it can build a very convincing argument for the number you already wanted to hear.
Give it the same property and ask it to argue against that valuation? You may get a very different answer.

AI is an extraordinary tool, but a home isn’t a spreadsheet. It can analyze comparable sales. It can’t experience the dark primary bedroom, smell the dog at the front door, or know that the comp down the street had an unusually emotional buyer willing to overpay.
Real estate is data AND human behavior.

Use AI to research, brainstorm, and challenge your assumptions. But when real money is on the line, don’t confuse a convincing answer with an accurate valuation.

And yes…the st****er line stays. 😂

After walking through luxury kitchens every day, I’ve learned that the features buyers respond to most aren’t necessarily the flashiest ones.

Give me drawers over lower cabinets, a slab backsplash, a dedicated beverage station, under-cabinet lighting, panel-ready appliances, and—please—a window over the kitchen sink.

These are the details that make a kitchen easier to live in while also making the entire space feel more considered. And several of them are far easier and less expensive to plan during a build than to retrofit later.

The best kitchens aren’t simply filled with expensive finishes. Every decision has a reason for being there.
Intentional always outsells expensive.

Your wife doesn’t want a designer because she can’t make decisions. She wants one because making hundreds of interconnected decisions about a home requires an enormous amount of time, expertise, and mental bandwidth.

The right designer isn’t another expense attached to the project. They’re the person helping you avoid expensive mistakes, decision fatigue, six months of second-guessing, and learning very permanent lessons on your own house.

We outsource expertise everywhere else in our lives. Design shouldn’t be different.
Because what a great designer ultimately delivers isn’t just a beautiful home.

It’s the result AND the relief.

New construction does not automatically mean good construction.
When I walk a brand-new home, some of the biggest clues about the quality of the build are hiding in the smallest details.

Sloppy caulking can signal rushed workmanship. Standing water can point to grading or drainage issues. And when the flooring, countertops, tile, and color palette all seem to be speaking different languages, it can tell you just as much about the thought that went into the home.

Beautiful finishes are one thing. Beautiful finishes that are thoughtfully selected, properly installed, and designed to work together are another.
You can usually tell how much a builder cared long before the inspection report arrives.

The most important luxury upgrade might be the one you can’t see.

Builders know exactly what makes an impression during a 20-minute showing: beautiful stone, statement lighting, gorgeous plumbing fixtures. But you don’t discover how a house actually sounds until you live there.

Insulation between floors. Better soundproofing. Solid-core doors. These aren’t necessarily the features that sell a house—but they can completely change what it feels like to live in one.

Nobody walks into a showing and says, “I’m buying this house because I can’t hear the dishwasher.”

But three months later? You’ll notice.

If I could give every builder one extra line item, I’d choose a quieter house over a fancier faucet every time.

I stopped trying to appeal to everyone a few years ago—and it made my business better.

Authenticity doesn’t mean everyone will like you. It means the right people know exactly who they’re choosing.

I don’t get every listing I interview for. I tell clients things they may not want to hear. I have opinions, and I’m willing to share them when I believe they matter. And yes, sometimes that means I’m not the right fit.

But it has also built a business filled with client relationships I genuinely value.

The beautiful thing about being exactly who you are? There’s no image to maintain—and the right people tend to find you.

I love a beautiful home, but I love one that actually functions even more.

These are five Amazon organization finds that solve those tiny everyday annoyances that somehow create the most clutter—from charging cords taking over the nightstand to baseball hats multiplying in the mudroom and the inevitable avalanche of coffee cup lids.

And the bathing suit pouches? I may never go back to throwing them all in one drawer.

Sometimes the best home upgrades aren’t renovations. They’re the little things that make your house easier to live in.

Expensive finishes don’t automatically make a custom home.

You can have beautiful marble, designer lighting, and custom-looking millwork and still walk into a house that somehow feels builder-grade.

Usually, it comes down to the details: millwork that was added instead of designed, awkward transitions between expensive materials, or rooms that each have a completely different design language.

True custom isn’t about putting the most expensive finish in every room. It’s about proportion, continuity, transitions, and making sure the entire house feels like someone thought through every decision.

Because expensive can be purchased. Thoughtful has to be designed.
