Finally! Even I love pets and I have emotional support dog -Winston, in my professional opinion, it is unfair to make the homeowners (landlords) to have inconvenience and lose income because someone has ESA... I agree that the same rule is now going to be in place as it is in hotels or airports.

This is one of the biggest psychological shifts happening in real estate right now.

Buyers say:“I don’t want to pay today’s rates.”
But many of the SAME buyers are willing to:
• pay $40k–$80k MORE for a house later
• compete in multiple offers again
• waive protections
• lose negotiation power

…just because the rate looks better 😳

Here’s the reality most people don’t realize:

A lower interest rate often brings MORE buyers into the market. And more buyers = more competition + higher prices 📈

Right now in many DFW areas:

✔ builders are offering incentives
✔ buyers have more leverage

I keep hearing the same thing lately:
“The market is overloaded with homes for sale.”

But the truth is…
we are NOT at the highest inventory levels in U.S. history.

What’s actually happening is this:

For the last few years, inventory was EXTREMELY low.
Buyers were competing for almost every house.
Multiple offers became normal.

Now?
The market is shifting back toward reality.

✔ Buyers have more options
✔ Homes are sitting longer
✔ Price reductions are becoming common
✔ Sellers need real strategy again

But this is NOT the same as the 2008 crash.

In Dallas–Fort Worth and many other markets, well-priced homes in desirable areas are STILL selling. The difference is: buyers became much more selective because affordability and interest rates matter more now.

The sellers winning in this market are the ones who:
• price correctly
• prepare the home professionally
• market aggressively
• understand today’s buyer psychology

The “list it and wait for 15 offers” strategy is over in most areas.

And honestly?
A more balanced market can actually be healthier for everyone.

Most buyers walk into a showing looking at finishes, furniture, and “the vibe.”
After 11+ years in the Texas real estate market, I look for what sellers DON’T want you to notice 👀

🚩 Fresh paint in only ONE room
Could be covering cracks, stains, previous leaks, or repairs.

🚩 Strong air fresheners everywhere
One candle = staging.
Plug-ins in every room? Ask questions about pets, smoke, mildew, or moisture.

🚩 Rugs in random places
A rug in the middle of the kitchen or hallway may be hiding damaged flooring or cracked tile.

🚩 Furniture placed oddly against walls
Sometimes it’s not design… it’s covering damage.

🚩 HVAC, pool, or appliances “not working right now”
If it doesn’t work during the showing, don’t assume it magically works after closing.

🚩 Signs of moisture or humidity
In Texas especially, water issues and foundation movement matter A LOT.

A beautiful house can still have expensive hidden problems.
This is why inspections, strategy, and having the RIGHT Realtor matters.

❌ how much you “need” to net

Buyers look at ONE thing:
👉 value compared to recent SOLD homes.
