This one was especially fun. We had the pleasure of helping two incredibly bright young buyers purchase their second 🏠 in 5 years — and there’s something pretty great about helping the children of longtime friends find their place in one of Dallas’ best neighborhoods.

Preston Hollow Market Update 📊

The Preston Hollow market remains balanced, but the underlying data shows a clear divide between homes that are well positioned and those that are not. Inventory declined 10% from last year, while second-quarter sales increased nearly 17%, suggesting that demand is still present despite a slower pace entering the summer. Pricing also held up well: June’s average sold price reached approximately $3.02 million, up 16% year over year, and the average sold price per square foot rose to $570. These figures were likely influenced by the mix of homes that closed, but they still point to continued strength in the upper end of the market.

At the same time, buyers are becoming more selective. Average market time increased to 67 days, and homes sold for approximately 94% of their original asking price. The average active listing price has also moved lower, indicating that sellers are adjusting expectations to meet the market. With 4.1 months of inventory, conditions are neither strongly favoring buyers nor sellers. Well-priced, updated homes can still command strong results, while properties that begin above the market may require additional time and meaningful negotiation.

Highland Park ISD Market Update 📊

The Highland Park ISD luxury market remains balanced, but buyers are being selective. Inventory in June was down nearly 21% from last year, while closed sales declined 15%, showing that fewer homes are available but transaction volume has also slowed. Pricing has remained relatively stable: the average sale price was approximately $4.68 million, essentially unchanged from last year, while second-quarter price per square foot increased nearly 5%.

The clearest takeaway is that accurate pricing still matters. Homes sold for an average of 93% of their original list price, suggesting that overpriced properties are being corrected through negotiation or price reductions. Pending sales improved in June, and preliminary July numbers point to shorter market times and stronger sale-to-list ratios, but it is still too early to call this a sustained shift. The next few months will show whether improved contract activity leads to stronger closing volume and firmer pricing.

A common question we’re hearing right now: “Are buyers finally seeing more inventory?”

The answer is yes… but only slightly.
While buyers have a bit more selection than they did a year ago, we’re still far from an oversupplied market.

National inventory remains roughly in line with 2025 and is still well below pre-pandemic norms.

For buyers, this means more opportunities to find the right home without a dramatic increase in competition. For sellers, well-priced and well-presented homes continue to attract strong interest.

Every market is local, and in Dallas, especially in the luxury space, the right strategy matters more than ever.
