Animal print in home design? Think of it as a neutral with personality.

Leopard, zebra, tiger, and giraffe prints have a way of adding warmth, texture, and visual interest without taking over the room. When used thoughtfully, they can make a space feel collected, polished, and just a little unexpected.

The key is restraint.

A leopard pillow on a sofa.
A zebra ottoman in a study.
A subtle animal-print rug in a sitting room.
A custom lampshade or trim detail that adds just enough punch.

Animal prints work beautifully because they layer well with so many styles — traditional, modern, transitional, even colorful maximalist spaces. They can soften a formal room, energize a neutral palette, or give a classic interior a fresh point of view.

One designer tip I love: pay attention to scale. Larger animal prints tend to work well on rugs or statement pieces, while smaller prints are perfect for pillows, chairs, benches, and accents.

A few years ago, sellers had all the leverage.

No repairs.
No concessions.
Very little negotiation.

If a buyer wanted the home, they often had to move quickly and accept the seller’s terms.

But today’s market is different.

As inventory has grown in many areas, negotiation has become a normal part of the conversation again — and for sellers, that doesn’t mean you are “losing.” It means you need a smart strategy.

One of the most common requests we’re seeing across the market is help with buyer closing costs.

Closing costs are the additional expenses buyers pay on top of their down payment — things like lender fees, title fees, appraisal costs, inspections, surveys, and other transaction expenses. Depending on the price of the home, those costs can add up quickly.

For some buyers, especially in a higher-rate environment, that upfront cash can become the hurdle — even when they can comfortably afford the monthly payment.

So the question for sellers becomes:

Is it better to stand firm on every term, or make a thoughtful concession that helps move the right buyer across the finish line?

The answer depends on the home, the price point, the neighborhood, the competition, and your timeline.

In some Dallas neighborhoods, sellers still have strong leverage. In others, buyers have more choices than they did just a couple of years ago. That is why local guidance matters so much.

Helping with closing costs may make sense if your home has been on the market longer than expected, you’ve had showings but no strong offers, or you are motivated to move within a certain timeframe.

But closing costs are not the only option.

Sometimes a home warranty, repair credit, flexible closing date, or leaving behind certain appliances or furnishings may accomplish the same goal — without giving away more than necessary.

The key is not to negotiate emotionally.

The key is to negotiate strategically.

The sellers who are having the most success right now are the ones who understand where the market is, know where they have leverage, and stay flexible enough to get the right deal done.

In this market, the strongest sellers are not always the ones who say no to everything. They are the ones who know which yes is worth it.

Believe it or not, we are already in the middle of June, and summer is well on its way!

Here’s the good news:

Buyers have more options than they’ve had in recent years, which means more room to compare, think clearly, and make a confident decision.

Sellers are still benefiting from strong long-term demand in North Texas, especially when a home is priced well, presented beautifully, and marketed with intention.

The luxury market continues to be driven by lifestyle — location, design, amenities, walkability, lock-and-leave convenience, and access to everything Dallas has to offer.

And most importantly, real estate is local. What’s happening in one neighborhood, building, or price point may look very different from another.

The DFW housing market is not what I would call “slow.” It is more accurate to call it "selective".

Right now, we are seeing a more balanced, buyer-leaning market across Dallas-Fort Worth. Median pricing has softened slightly, inventory has expanded, and homes are taking a little longer to go under contract.

For buyers, that creates something we have not had much of in recent years: "breathing room".

More inventory means more choices. More time on market means more thoughtful decisions. And in some areas, especially outer suburbs where new construction surged over the last few years, buyers may have room to negotiate incentives, concessions, or better terms.

But here is where the nuance matters. Not every part of DFW is moving the same way.

Some outer suburban markets are seeing softer pricing and stronger buyer opportunities. Meanwhile, many established Dallas neighborhoods and closer-in urban areas continue to hold value well because supply is still naturally limited.

That is why I always remind clients: real estate is local, and luxury real estate is hyper-local.

A headline may say one thing about DFW overall, but your neighborhood, your price point, your building, your street, and even your specific floor plan can tell a very different story.

For sellers, this is not a market where you can “test the waters” with aspirational pricing and hope the right buyer appears. Presentation matters. Strategy matters. Pricing correctly from the beginning matters.

For buyers, this may be one of the better windows we have seen in a while to move carefully, negotiate intelligently, and find a home that truly fits.

The best opportunities right now are not necessarily about timing the market perfectly.

They are about understanding the market clearly.

And that is where good guidance makes all the difference.

If you are watching Dallas real estate this summer, pay attention to the details beneath the headlines. That is where the real story is.

Clutch your pearls… the dining room is back.

But not the formal, untouchable dining room many of us remember — the one reserved for holidays, china cabinets, and “special occasions only.”

Today’s dining room is softer, warmer, more personal, and much more livable.

Designers are seeing a return to dedicated dining spaces, but with a fresh point of view: round and oval tables that encourage conversation, upholstered chairs that invite people to linger, mixed materials that feel collected over time, and walls and ceilings that add personality instead of formality.

I love this shift because it reflects the way people really want to live now. Beautiful spaces still matter, but so does comfort. A dining room should be elegant enough for hosting, yet easy enough for a Tuesday night dinner, a morning coffee, a laptop session, or a long conversation after the plates are cleared.

In luxury homes, these rooms are becoming less about presentation and more about connection — and that feels like exactly the right direction.

The new dining room isn’t disappearing.
It’s simply becoming more human.
