Going through Property Management Agreements (PMAs) can be a difficult read. There's lots of legal jargon and a lot of big words, but the easiest part of the reading are the numbers, am I right? What's really important is you understand what the numbers mean. Your property manager should walk through all the numbers and fees with you and help you decipher what they mean. Just like if you sign a prenup before marriage your lawyer should give you guidance and advice. Knowing how all the fees apply is crucial, but you must make sure that all the terms align with what you need.

They're a great tool and make the leasing process much easier, but how do you know which fish to choose from the sea? 🐟 🐟 🐟 🐠 🐟 🐟 🐟 🐟 🐟

This episode we're gonna talk about what they can do for you in the owner-manager relationship. You won't find all the same services in every property manager, and you won't find all the same loving acts of services in all relationships. Some of the main services to look for, and most important ones, include: tenant screening, maintenance coordination, lease enforcement, and financial reporting. What it means to be a NARPM member:

First off, what is NARPM? NARPM stands for National Association of Residential Property Managers. Their organization aims to build up rising property managers and gain more traction for the people who make up the industry. All members support one another and use NARPM as a way to grow and connect. The association hopes to see property managers become the epitome of successful real estate investing in the near future through hard work, professionalism, and dedication.

Krishna has been apart of NARPM for 10 years, so she can definitely provide some insight on what it's like being a part of it! Below are just a few Qs & As, however, if you're interested and are curious or just want to talk, feel free to reach out to her!

Q: When did you join and how far into your career was that?

A: I joined NARPM in 2016, 2 months after starting my property management career.

Q: Did you gain any connections/did you network a lot?

A: The best thing I received immediately was a mentor. This was a game changer for my business and also a member of NARPM. I slid into an active member very quickly. And my business flourished due to all the mentoring I received. I honestly believe I'm still in business because of NARPM.

Q: Are there any benefits and, if any, what are they?

A: This industry is vast and also very competitive. Yet NARPM is the only association I know that has created an environment of peers who can support each other and strive for my success! NARPM has made me a better business owner and a better leader in the industry. I cannot thank them enough.

Being an owner of a rental property can be very difficult; there's so many moving parts and there's ALWAYS problems that arise, you may not know how to deal with everything that occurs and that's why property managers exist. They're a great tool and make the leasing process much easier, but how do you know which fish to choose from the sea? 🐟 🐟 🐟 🐠 🐟 🐟 🐟 🐟 🐟

We're back at it and criteria number 2 is all about how much they know and if they keep up with the trends. It's extremely important that property managers received a good education and took all the necessary courses to do their job. If they don't have all, and the correct, knowledge about the industry and market they deal in, they can make easy mistakes that lead to difficult problems. Just like if you date someone who doesn't have any common sense, it makes your life so much harder than it should be. 😬

Another part of this criteria is if the property manager keeps up with the current trends and local changes. They should be constantly keeping up with updates in laws and legal regulations. The law is a living concept and has its ebbs and flows with the industry, therefore it's important that all property managers know about anything that changes. You should make sure that whoever you choose knows the local market as well and can keep up with any developments. Like does your date know that Taylor Swift tickets are overprices and side parts are way, WAY, out??

There's a couple of criteria you should look at when searching for your property manager and in this post we'll focus on their history and reputation. One of the first things you should ask yourself when searching: do they have experience and credentials? You should make sure that they have experience managing the same type of properties that you own (and that they're good at it...). It would be horrible to hire an industrial property manager to manage a single family home (yikes).

It's also very important to check out their past: look at their Google page for reviews, ensure they have their license, verify any organization associations (such as NARPM), etc. If you really want, check out their references.
