A new federal rule took effect March 1 that affects some all-cash home purchases.

If a property is purchased through an entity or trust without financing, certain ownership information may now need to be reported to the U.S. Treasury.

A couple important things to know:

• Real estate agents are not responsible for filing the report
• The title company or closing agent handles the reporting
• Buyers using entities or trusts may simply need to provide some additional information before closing

The goal is to bring more transparency to certain cash transactions.

There is something about a home with character that just speaks to me.
The beams. The arches. The kind of architectural detail that feels intentional and timeless.
I represented the owner of this Highland Park property. It was initially positioned as a lease, and we ultimately converted it into a sale.
Sometimes when a home has that much soul, it feels right for it to be owned, not just rented.
I can only imagine how much life those beams have witnessed. 🏡

That’s where experience matters.

Not every home fits neatly into a standard pricing model.

Custom builds.
Lifestyle-driven homes.

They require more than pulling comparable sales - they require positioning, understanding the right buyer, and telling the right story.

I’ve had the privilege of representing homes that don’t fit the mold…. and those are often the most rewarding.

This one was especially meaningful to me.

There’s been a lot of noise around the Texas housing market lately.

Here’s what we’re seeing across DFW and north of us in Sherman:

DFW home prices are still about 23% higher than they were in 2020 - even after the market cooled.

Prices here dipped only around 7% from their peak, far less dramatic than some headlines suggest.

Inventory is higher than it’s been in a few years, giving buyers more room to negotiate.

Growth continues moving north, and Sherman is seeing steady demand tied to new development and industry.

The frenzy of 2021–22 has cooled.
But the market hasn’t collapsed.

Headlines don’t tell the whole story.

Dick and I stay close to the numbers so we can give clear direction, not panic.
