Right now, we're in a strange spot in real estate.
A lot of homeowners don't want to sell because they're locked into an amazing 2%, 3%, or even 4% interest rate. They know they can't easily replace what they have.
At the same time, many buyers are sitting on the sidelines waiting for prices to drop or interest rates to Dallas well....
So we've got an old Western standoff...
Sellers don't want to sell.
Buyers don't want to buy.
And much of the market is sitting idle.
But as a real estate investor, I've learned that opportunities are often found where everyone else sees obstacles.
One thing I tell my clients all the time:
You can renovate a house.
You can add square footage.
You can update kitchens, bathrooms, flooring, and paint.
What you can't create is a better location.
You can't move a property to a better school district.
You can't manufacture more acreage beside a lake.
You can't recreate a mountain view.
You often can't buy the lot next door once someone else owns it.
The house can be changed.
The land and location cannot.
So instead of focusing on finding the perfect house, focus on finding the perfect location and the right piece of land. The rest can be improved over time.
