🌧️ A rainy day might actually be one of the best times to tour a home.
When everything is dry and sunny, it can be easy to miss how a property really handles water. Rain can reveal details you may want to investigate before making an offer.
Pay attention to things like standing water in the yard, drainage near the foundation, overflowing gutters, moisture around windows and doors, ceiling stains, baseboards, garage areas, and any unusual musty odors.
It is also a great time to ask questions. Has the home ever experienced flooding? Have there been roof or drainage repairs? Were there insurance claims? Are there receipts or warranties for previous work?
None of these automatically mean there is a major problem, but they can help you know what deserves a closer look during inspections and due diligence.
