✅ Pull your credit report so you will know what's on there BEFORE a lender does
✅ Stop opening new credit cards or financing anything big
✅ Get clear on your monthly budget, not just your income

None of this has to be perfect, but you just have to start.

1. Your pre-approval is NOT a guarantee.
2. Closing costs are SEPARATE from your down payment.
3. The inspection is optional, but please don't skip it.
4. That house you love? Someone else loves it too. Be ready to make your decision.

Let’s get real for a second 👀

This is MY house. Yep...so the first clip is mold remediation about 3-4 months after closing because of a plumber’s mistake. The second is the builder repairing the shower after our 1 year inspection.

Myth: You shouldn’t buy a new build because builders use cheap materials, never fix issues, etc etc.
Fact: I’ve personally had 3 new builds and here’s what I’ve learned. 👇🏾

Mistakes happen. Builders rely on contractors, and sometimes things get missed. The difference is doing your RESEARCH and choosing a reputable builder who stands behind their work and makes it right. 🏡

So don’t write off new construction. Do your research and partner with someone who knows what to look for (👋🏾 that’s me).

Let’s talk about finding the builder who’ll actually take care of you.
