This is what a good deal actually looks like in Dallas right now.
I just ran comps for a client who’s buying a house that needs some work. Nothing uninhabitable, just not finished. And before they made any decisions I wanted to know what the neighborhood was actually saying.
So I pulled the last 90 days of sales. Move-in ready homes, investor flips, the whole picture. And what came back was pretty clear: there is real money sitting in the gap between what a house costs today and what it’s worth finished. My client isn’t a flipper. They’re just going to live there, update it over time, and sell on purpose when they’re ready.
That’s not a risky move. That’s a strategy.
