Dallas continues to set the pace as the nation's largest new-home market, with more than 43,000 annual closings—even as we move through 2026 and face the same affordability challenges seen across the country. As someone who supports clients through every stage of buying, selling, or investing in DFW, I’ve seen firsthand how builders are responding: more attainable homes are hitting the market, with a growing share of closings on lots less than 50 feet wide and properties under $400K showing impressive staying power.

One reason our market stays resilient? Dallas’s labor market has weathered recent headwinds. While job growth has slowed, unemployment remains low, which has helped stabilize housing demand. The long-term drivers that I always highlight for clients—steady population growth, abundant developable land, and a robust pipeline of new homes—remain strong, supporting confidence in the market even when conditions feel unpredictable.

Still, builders are approaching new supply with more caution: annual housing starts dropped over 13% year-over-year in late Q2, and closings saw a double-digit decline. Shifts in immigration and job growth will be important to watch, since they influence both the labor force and future housing demand.
