Local investor snaps up hot Oak Lawn corner shopping center

A busy Oak Lawn retail corner has sold to a local investor.

The retail strip at the south corner of Oak Lawn and Lemmon Avenues was built in the early 1970s and houses a variety of tenants.

Dallas-based Burk Interests just bought the property from a family investment group that has held the corner for decades.

"It's such a tremendous corner in Dallas," said investor Leland Burk. "Oak Lawn is really the gateway to Uptown and downtown Dallas.

"This is one irreplaceable piece of real estate."

Tenants in the 11,377-square-foot retail strip include Sally Beauty, Subway and Fashion Optical.

"We are going to upgrade the property," Burk said. "There is never any vacancy."

Burk Interests owns a variety commercial properties in close-in Dallas locations.

"With this latest acquisition we have now acquired eight properties in Oak Lawn," he said. "We are going to continue to acquire core assets like this as they come available."

One of the last vacant sites on the tollway in Plano's Legacy business park is getting a new high-rise complex.

The planned development at the northeast corner of Headquarters Drive and the Dallas North Tollway will include two office towers and a luxury hotel.

Construction on the high-rise project is scheduled to start later this year, according to developer Randy Heady.

Twin 14-story office towers will contain 425,000 square feet of space located just across the tollway from Liberty Mutual Insurance's huge office tower complex.

"It will take 14 to 15 months to build," Heady said. "We already have 10 to 12 prospects for the first building."

The office towers will be connected with a parking garage that includes an "amenity deck" on the roof with lounge, food service and meeting space.

The first phase of the more than 5-acre project will be built on the north side of Headquarters Drive with the hotel next door on the corner of the tollway.

Heady said he's in talks with several hotel firms to build and operate the project.

"They all want to be close to Toyota," whose new North American headquarters is further west on Headquarters Drive, Heady said.

"Headquarters is the main entry to Legacy West," he said. "This will be biggest building we have ever built and the tallest."

Heady Investments has constructed seven office projects along the tollway in Plano and Frisco. The developer in 2013 built the Headquarters One building right across the street from the current development site.

O'Brien Architects designed the Headquarters II project with a glass exterior.

"We focused our attention on the tollroad view of the building," said O'Brien vice president Mick Granlund. "We used different patterning with the glass to create interest in the building,"

Heady has controlled the development site since before the nearby Legacy West development was built.

The $3 billion mixed-use project includes a large number of restaurant and retail locations a short walk from Heady Investment's planned project.

390 Brinkmann Ranch acres

​​FRISCO (Connect Media) – The city is purchasing 390
acres from Brinkmann Ranch for $61 million.

The land is at Preston Rd. and the future Panther Creek Pkwy. Around 240
acres will be used for a sports complex with athletic fields and open
space. ​​The deal will close in early February.

The Frisco Community Development Corp. will pay $23 million for 100 of
the acres. The Frisco Economic Develop Corp. will consider buying the
remaining 50 acres.
