I’ve received a ton of questions today about the “Home Act,” so I want to be transparent with my community and share the facts as we know them right now.

I watched the video from our representative, Kasey Carpenter, and also reviewed what information is publicly available so far. This proposal would eventually eliminate property taxes on primary residences, phased in over time (not immediate), with full implementation discussed around 2032.

To replace that revenue, local governments could increase local sales tax (up to 1–2 cents), and the plan would continue using SPLOST and E-SPLOST funds. For commercial, rental, and non-owner-occupied properties, the proposal includes a floating cap (around 3%) on tax digest growth to avoid shifting the full burden onto businesses.

For Whitfield County specifically, estimates shared publicly suggest the county may need less than a penny, while cities could need closer to a full penny — but this is still being debated.

Important to note: this has not been voted on, it requires bipartisan support, and details can still change.

•Pre-Drywall Inspections

A pre-drywall inspection happens when the framing, plumbing, electrical, HVAC, and structural components are exposed. This is the last clear look at the bones of the home before everything is covered.

Here’s why it matters:

• Wiring, plumbing, and ductwork are fully visible and easy to evaluate
• Framing issues, missing supports, or improper fasteners can be caught early
• Moisture intrusion, air sealing gaps, and fire-blocking problems can be identified
• Corrections are far cheaper and simpler before drywall hides the work

Once drywall is installed, many of these issues become expensive guesswork or go unnoticed for years.

A pre-drywall inspection isn’t about slowing down construction. It’s about protecting the homeowner, ensuring quality work, and preventing costly surprises down the road.

If you’re building a home, this inspection is one of the smartest steps you can take before closing.
