A long-time family friend, Leanna, reached out on a Sunday asking if I could show a property to her parents, who were hoping to make the move closer to family here in the Berkshires.

The timeline was tight, but we got them into the home within 24 hours of that first call. By then, there were already four offers on the table.

This sale is a reminder that not every offer is a good offer.

After the loss of her husband, my seller began considering selling her home. Before we connected, she had been approached by multiple wholesalers and investors offering what seemed like quick and easy solutions. Unfortunately, many of those offers came with hidden terms, contingencies, and prices that were far below the true value of her home.

Thankfully, she reached out before signing anything.

Together, we reviewed her options, navigated the noise, and created a plan that protected her best interests. Instead of settling for an offer that benefited someone else, we positioned the home properly and brought it to the market.

The result? Her home sold for significantly more than the offers she had been receiving.

A “cash offer” isn’t always the best offer. Having someone in your corner who understands contracts, negotiations, and your goals can make all the difference.

🚨 Massachusetts could be bringing rent control back into the conversation… and honestly? A LOT of people don’t even know this proposal exists yet 👀🏡

The proposed ballot question would:
➡️ Cap annual rent increases at inflation or 5% (whichever is lower)
➡️ Prevent rent increases during active lease terms
➡️ Allow tenants to challenge unlawful rent increases in court ⚖️

And while I 1000% understand why this is getting attention — because housing costs are literally insane right now 😅 — I also think people need to understand the possible long-term effects too.

From a realtor perspective 🏠:
Less investor interest + less development + already low inventory = a conversation we NEED to be having.

Affordable housing matters. Stability matters. But so does creating enough housing in the first place 👏🏼

No matter where you stand on this, it’s definitely something Massachusetts residents should start paying attention to before it potentially hits the ballot 🗳️
